Can a different company carry out the remedial work?

• The EICR

  A condition report on the extent that was inspected. It names observations. It is not the repair.

• The remedial work

  Work intended to deal with those observations. It needs its own competent person and its own record of what was done.

• Further investigation

  Where the report could not confirm a condition, the next visit may be diagnostic. That is not the same as swapping a damaged accessory.

• What to hand over

  The observation schedule, the limitations, and photographs if you have them. A quotation made without that list is a guess.

Send the observation schedule, not a summary you have typed from memory. Include the limitations, any photograph that shows the item, and the address of the board the observation refers to. Mark which lines are a repair you can see and which lines say the condition could not be confirmed.

Further investigation is the visit that answers an open question. Remedial work is the visit that deals with a condition already described. If you ask for a price to replace an accessory, and the report actually asked for investigation, the quotation will not match the observation. Say which one you want.

Agree the extent in writing before work starts: which observations are included, which are left out, and whether a return test of that work is part of the instruction. A dispute later is usually a missing sentence at this point, not a mystery about the law.

Keep the original report and the completion evidence together. The completion evidence should say what was done, which observations it relates to, and who did it. Where the rented-housing duty applies and the report required further investigative or remedial work, the landlord must obtain written confirmation from a qualified person that the work has been carried out.

That confirmation is not a new EICR unless an inspection of that extent was actually commissioned. Do not alter the original report. If a later condition report is needed, it is a separate visit.

There is no universal repair price. The figure follows the observations you handed over, the access, and the work that was agreed.

For a specified tenancy in England, the person who inspects and tests must be competent to do that work. Regulation 3(8) does not name a scheme. Whoever carries out further investigative or remedial work must also be competent for that work. The regulation does not say that person must be the firm that wrote the report. A logo does not answer either question.

For a specified tenancy in England, regulation 3(4) applies where the report indicates the landlord is or may be in breach of the duty to keep the electrical safety standards met, and the report requires further investigative or remedial work. A qualified person then carries out that work within 28 days, or any shorter period the report states, from the inspection and test. An unsatisfactory label or a code letter does not by itself start that period.

Regulation 3(8) describes a qualified person as someone competent to undertake the inspection and testing, and any further investigative or remedial work, in accordance with the electrical safety standards. It still does not name a scheme. Competence for the repair is judged against the work that was asked for, not against who wrote the original report.

There is no universal repair price. Keep the completion evidence with the original report.
