EICR services in London

An EICR (Electrical Installation Condition Report) is a full check of the fixed electrics in a property: the fuse board, wiring, circuits, sockets, switches, lights and earthing. It tells you whether the installation is safe to keep using and lists anything that needs attention.

If you let a home in England, you need a valid EICR at least every 5 years. Existing tenants need a copy within 28 days, new tenants need one before they move in, and the council can ask for one within 7 days. Council penalties for breaches can reach £40,000 per breach.

We agree the visit with your tenant or agent and email the report to you. Inspection and testing of the agreed installation, with any sampling and limitations recorded. Repairs need a separate quotation and choosing us is optional. Complete any required work within the applicable deadline, which can be shorter than 28 days. Owner-occupiers have no legal deadline, but the usual recommendation is an EICR every 10 years, and whenever you buy, sell or plan major work. A clear report tells you what condition the wiring is in before you commit money to a purchase or a renovation.

There is no single statutory five-year EICR interval for every workplace. The inspection frequency should reflect the installation, its use and condition, the risks and the previous report's recommended date. A lease, insurer, licence or sector-specific requirement may impose additional conditions. Tell us the date and scope you need covered so the quote can address them.

Flats and houses have fixed prices from £142.80 to £250.80 including VAT, depending on the size of the property. Central London postcodes (EC, WC, W1, SE1 and parts of SW1) add £21.60. There is no call-out fee, and you pay when your report is ready.

• Get your fixed price: flat or house, number of bedrooms and postcode.
• Pick a weekday morning or afternoon window; after 4pm and weekends are on request.
• Tell us who will let the electrician in: you, your tenant or your agent.
• A qualified, vetted electrician inspects and tests the installation within the agreed scope. Visit length depends on the property and its circuits; we give you an estimate when we confirm.
• Your EICR is usually ready within 24 hours of completing the inspection. We email the report once the invoice is paid, unless different written terms apply.

An unsatisfactory report means the electrician found at least one C1 or C2 item. You do not normally need a new inspection. You need the listed items fixed, and a completion certificate to show it was done.

Every observation on an EICR carries a code that tells you how urgent it is. Read each code with its written note, which says what was found and where. For worked examples, read the EICR classification code guide. In short:

For a specified tenancy in England, a report that indicates an actual or possible breach of the electrical safety standards and requires investigative or remedial work engages a separate landlord duty. Ensure that the required work is completed by a qualified person within 28 days of the inspection, or within any shorter period stated in the report. Obtain the qualified person's written confirmation and give it, with the relevant report, to the tenant and the local authority within 28 days of completion. Immediate danger needs an immediate safety response; a technical report label is not permission to delay.

• C1, danger present: made safe straight away. The report is unsatisfactory.
• C2, potentially dangerous: must be fixed. The report is unsatisfactory.
• FI, further investigation: something needs a closer look. Under the A4:2026 format this does not by itself make the report unsatisfactory.
• C3, improvement recommended: advisory only. The report can still be satisfactory.

Repairs need a separate quote. Choosing us is optional; you may appoint another competent electrician. Any required safety work still needs to be addressed. Your quote covers the agreed repair work as a whole, so you know the price and scope before you agree. Small repairs start from £150 + VAT (£180 inc VAT), and a full consumer unit replacement starts from £975 + VAT (£1,170 inc VAT). Commercial remedial work is quoted per site.

When the work is done you get a completion certificate: a Minor Works certificate for smaller repairs, or an Electrical Installation Certificate for bigger jobs such as a new consumer unit. You are free to use any qualified electrician. See how it works on our remedial work page.

An EICR checks the whole installation. Remedial work fixes what an existing report has already found. Choosing the right one first saves you a wasted visit.

• Book a new EICR if you have no report, your report has passed its next-inspection date, or the property has changed a lot since the last one.
• Ask for a remedial quote if you already have a report that lists C1, C2 or FI items.
• Planning a renovation? Book an EICR first so you know what you are working with.
• Tripping, a burning smell or a hot socket right now? Switch off at the fuse board if it is safe to do so, then call us.

A few details up front make the visit quicker and your report more complete.

• The full address and postcode, and whether it is a flat or a house.
• The number of bedrooms.
• Who will let the electrician in, with a phone number.
• Anything unusual: a second fuse board, an annexe, or a garage or outbuilding you want included.
• Your previous EICR, if you have one.
• For business premises: what the space is used for, its size and floors, and photos of each fuse board.

• The full EICR as a PDF, usually ready within 24 hours of completing the inspection and emailed after payment, unless different written terms apply.
• The electrician's name and signature on the report.
• Inspection and testing of the agreed installation, with any sampling and limitations recorded.
• A clear overall result: satisfactory or unsatisfactory.
• The recommended date for your next inspection.
• Repairs quoted separately. You choose the contractor.

How long does an EICR take? It depends on the property, the number of circuits and access. A small flat can take well under an hour; larger homes and business premises take longer. We give you an estimate when we confirm.

Is remedial work included in the price? No. The inspection covers the agreed testing and your report. Repairs need a separate quote. Choosing us is optional; you may appoint another competent electrician. Any required safety work still needs to be addressed.
