What an EPC tells you
An Energy Performance Certificate describes a property’s energy efficiency and recommended improvements.
An A–G rating
The certificate places the assessed property on an energy-efficiency scale, from A to G.
Improvement recommendations
Use the recommendations to start a more informed conversation about suitable measures for the property.
An energy assessment
The assessor considers the building and its energy-related features. This is a different scope from an electrical safety inspection.
A check on existing records
You may already have a valid certificate. Check the official register before arranging a replacement.
GOV.UK explains that an EPC is generally valid for ten years; a newer EPC replaces an older one for the same building. Requirements and exemptions depend on the property and circumstances.
Make the assessment easier to arrange
Property and access
Give the full address, flat number where relevant, property type and the person who can provide access.
Existing certificate
Share the current EPC if you have it, together with the reason you need a new assessment.
Changes to the home
Tell the assessor about improvements and ask what supporting records would be useful for the visit.
Your timescale
Tell us about a marketing or tenancy date before confirmation. The office checks availability; a request is not a confirmed appointment.
EPC or EICR? Choose the right assessment
An EPC addresses energy performance. An EICR records the condition of the fixed electrical installation. PAT testing addresses the appliances in its agreed scope. A certificate for one of these does not stand in for the others.
Compare the three services and request them togetherIf you select EPC alongside electrical testing, the EPC assessor is separate from the EICR/PAT engineer. You can request the same preferred day, but the office confirms each visit and the engineers may arrive separately.
Need a plan beyond the certificate?
An energy rating can lead to a bigger question: which improvement should come next?
Our sister website, MEESCompliance, provides information and enquiry routes for EPC improvement planning and commercial energy assessments. Both brands are operated by Codeex Maintenance Ltd. You will be moving to a separate website.
The domestic EPC price on this page does not price an improvement programme or a commercial assessment. Those scopes are agreed separately.
How to arrange your EPC
Select EPC
Start the booking form with EPC selected. Add other services only if you need them.
Enter the property
Provide the address, postcode and access contact so the relevant scope and charges can be checked.
Request the visit
Choose your preferred date and arrival window, and explain any timing constraints.
Receive confirmation
The office checks the details and confirms the assessment arrangements. No payment is taken by the booking request form.
Your questions, answered
How much is a domestic EPC?
A domestic EPC costs £149 + VAT (£178.80 inc VAT). Central London travel may add £18 + VAT (£21.60 inc VAT) per engineer visit. Parking is variable and agreed before confirmation. Check your postcode in the booking form.
Can I request an EPC without an EICR?
Yes. Use the EPC booking link and leave only EPC selected if that is all you need.
Does an EPC include electrical safety testing?
No. EPC and EICR are separate assessments. Select EICR as an additional service if you also want the fixed electrical installation inspected.
Can the EPC assessor and electrician come together?
They are separate specialists. You can request a shared preferred day and window, or give a separate EPC preference. The office checks availability and confirms the visits; arrival together is not guaranteed.
What if the property is commercial?
A commercial EPC needs a quotation. Use the commercial enquiry route on our MEESCompliance sister site, or contact the office to discuss the building.
Ready to arrange the next step?
