How much does an EICR cost in London?
Fixed prices run from £142.80 to £250.80 including VAT, depending on whether it is a flat or a house and how many bedrooms it has. Central London postcodes (EC, WC, W1, SE1 and parts of SW1) add £21.60. No call-out fee, and you pay when the report is ready.
How do I book, and when is my slot confirmed?
Book online, by phone or on WhatsApp, 24/7. Choose your day and a morning, afternoon or evening slot, and we confirm the exact time by phone or email.
What affects the price of an EICR?
For homes, just the property type, the number of bedrooms and the postcode. Shops, offices, blocks and whole-building HMOs are quoted per site, because the number of boards and circuits varies so much.
Visits and access
Weekday visits, 9am to 12pm or 12pm to 4pm, across London and inside the M25. Evenings and weekends on request.
Do I need to be there for the EICR?
No. Someone just needs to let the electrician in: you, a tenant, an agent, a concierge or a key safe. We need access to the fuse board and every room, and the power goes off for short spells during testing.
When can the electrician visit?
Monday to Friday, with an arrival window of 9am to 12pm or 12pm to 4pm. After 4pm and weekends are on request, confirmed first, and an additional charge may apply. Phone, WhatsApp and online booking are open 24/7.
Landlords, homeowners and HMOs
What the rules ask of landlords, and why homeowners book an EICR too.
Do landlords need an EICR?
Yes. Landlords in England need an EICR at least every 5 years. Give existing tenants a copy within 28 days, new tenants before they move in, and the council a copy within 7 days if it asks. Breaches can lead to council penalties of up to £40,000 per breach.
Do homeowners need an EICR?
Owner-occupiers are not covered by the landlord rules, but an EICR is the clearest way to know your electrics are safe. It is well worth doing before a renovation or after buying an older home.
What if my tenant refuses access for the EICR?
Offer a choice of times. We visit Monday to Friday with morning and afternoon arrival windows, and evenings or weekends on request, which solves most access problems. If your tenant still refuses, our guide explains the steps to take and the records to keep.

What do C1, C2, C3 and FI mean?
C1 means danger present and C2 means potentially dangerous: either makes the report unsatisfactory. FI means further investigation is needed, and under the A4:2026 format it does not by itself make the report unsatisfactory. C3 means improvement recommended and is advisory only.
What should a landlord do after an unsatisfactory EICR?
Complete the remedial work within 28 days, or sooner if the report says so. Then confirm it in writing to your tenant and the council within 28 days of finishing. We send a repair quote with every failed report.
Are repairs included in the EICR price?
No. Repair work is quoted separately from the inspection and is always optional. Small repairs start from £150 + VAT (£180 inc VAT), and a full consumer unit replacement starts from £975 + VAT (£1,170 inc VAT). You are free to use any qualified electrician, and you get a completion certificate when the work is done.
How long an EICR lasts and takes
How long your report is valid, and how long the visit takes.
How long is an EICR valid?
Until the next inspection date recommended on the report. For rented homes in England that is at most 5 years, and sooner if the electrician recommends it. We remind you before it is due.
How long does an EICR take?
It depends on the property, the number of circuits and access. A small flat with one accessible fuse board can take well under an hour; houses and larger properties take longer. We give you an estimate when we confirm the appointment.

A qualified, vetted electrician. Their name and signature are on your report.
Choosing the right service
EICR, PAT testing and remedial work are different jobs. Here is which one you need.
Do I need PAT testing or an EICR?
An EICR checks the fixed wiring, fuse board, sockets and lights. PAT testing checks plug-in appliances such as kettles, heaters and IT. Landlords need the EICR, and many book PAT testing alongside it.
Do HMOs need an EICR?
Yes. The same duty applies to every HMO let, and HMO licensing commonly asks for a valid EICR. A single self-contained flat or house uses our fixed price. Whole buildings with shared areas or several boards are quoted per building.
VAT, reports and payment
What is included in the price, and when your report arrives.
Do your prices include VAT?
Yes. Every residential price we show includes VAT. Commercial EICRs and PAT testing are quoted per site.
When do I get my EICR report?
Usually within 24 hours of the visit, as a PDF by email, on the current forms (A4:2026 format) and signed by the electrician. We email the invoice with your result first; the report follows as soon as it is paid.
Changes and cancellations
Plans change. Here is how it works.
Can I change or cancel my booking?
Yes. Changes and cancellations are free up to 24 hours before your visit. Later cancellations, or a visit where the electrician cannot get in, are charged at £110 + VAT.
