How it works
Step 1: Get your price
Flat or house, bedrooms and postcode. Your fixed price shows straight away.
Step 2: Book in two minutes
Pick a weekday morning or afternoon window (evenings and weekends on request) and tell us who will let the electrician in.
Step 3: A full inspection and test
The electrician inspects and tests the installation within the agreed scope and records any limitations in the report. Visit length depends on the property, the number of circuits and access; we give you an estimate when we confirm the appointment. Power is switched off for parts of the testing.
Step 4: Report in your inbox
We email the invoice with your result after the visit; the report follows as soon as it's paid, usually within 24 hours. If anything needs fixing, the quote comes with it.

What the calculation includes
The calculator uses our flat and house price bands and shows VAT at 20%. If your inspection postcode attracts the Central London travel fee, that fee is added before the total including VAT is shown.
The estimate covers a scoped Electrical Installation Condition Report for a normal flat or house matching the bedrooms and postcode you enter. It does not automatically include remedial work, investigative follow-up, parking charges, or commercial multi-board installations.
Factors that affect EICR prices
Property type and bedroom count set the residential base price. Postcode decides whether the Central London travel fee applies. Parking availability can add a separate review if suitable parking is not organised.
Unusual access, concierge arrangements, additional distribution boards, outbuildings, communal supplies or incorrect property details can change the final quotation even when the online estimate looked complete.
Residential versus commercial estimates
Flats and houses use the automatic residential calculator. Commercial premises — shops, offices, mixed-use boards and other non-domestic installations — use a manual quotation so boards, shutdown constraints and access can be scoped properly. PAT testing is also quoted from an appliance list, not from this bedroom table.
If you are unsure whether a building counts as residential for pricing, choose commercial or contact the team rather than forcing a bedroom selection.
What happens after booking
Book online carries your calculator selections into the booking journey. WhatsApp sends those selections with the calculated estimate so the office can confirm availability.
You should still provide accurate access notes and be ready for possible power interruption during testing. After the visit you receive the report for the agreed scope — remedial work, if needed, is priced separately.
Price calculator FAQs
Does the calculator price include VAT? Yes. Every residential price is shown including VAT at 20%, and the Central London travel fee, where it applies, is included in the figure you see.
Can I use the calculator for a commercial property? No. Shops, offices, blocks and HMOs are quoted on the building, not by bedrooms: use the 'Get a quote instead' link under the calculator and we send a fixed price for the whole site.
Is parking included in the estimate? Parking is not included because it varies by street. If you cannot arrange parking, tell us in the booking notes and we agree any parking cost with you before the visit.
What happens after I book online? Your selections carry into the booking form. We confirm the slot by phone or email, usually within one working day. The price is fixed for one fuse board with normal access; if the property has more than one board, tell us when you book and we confirm the price before the visit.
