South London inspection guidance
South London stretches from Thames-side warehouse conversions and post-war estates through Victorian terrace flats to Edwardian and inter-war suburban housing in SW postcodes.
District guides below separate those patterns so booking notes reflect the actual property rather than the region name alone.
Landlords, buyers and mixed-use operators
A south London booking is often an estate flat, a terrace conversion, or a suburban house further into the SW districts. Say which one the address is.
Someone buying a flat above a parade should ask which consumer unit belongs to the dwelling. A pub, workshop or salon is quoted as commercial work.
Riverside, estate and suburban installation fabric
Inner SE stock often places boards in internal cupboards or demised stores on shared corridors. Outer SW semis add garage feeds, loft conversions and garden circuits.
Much of the stock on this hub is low-rise or mid-rise, with rear access and boards on landings or in cupboards.
South London scope checks
- Identify riverside, estate or suburban stock
- Confirm garage or riser access
- Separate residential from retail
- List incremental alterations
Estate lobbies, rear passages and garden gates
Estate flats may need lift access and a management contact. Victorian terraces often rely on side passages and garden gates.
Send a mobile number and the exact flat or house number so the engineer reaches the right door.
Testing a south-of-the-river installation
The visit covers the agreed demise: accessible boards, earthing, bonding and fixed circuits. Estate landings and rear gardens are included only when they form part of that demise.
Tell the engineer which rooms can be isolated. Shared risers stay outside the report unless they were booked.
What the South London report records
You receive the inspected extent, the result, and any coded observations. Limitations from locked stores or rear outbuildings are written down.
Remedial work is a later decision. The report does not book that work for you.
Prepare houses and estate flats differently
For a suburban house, unlock garages and garden rooms that are fed from the dwelling. For an estate flat, send the block, floor and any management contact for the meter cupboard.
Name loft conversions and tenant additions so they are not mistaken for the original installation.
Choose the local pattern that fits
Local guides in this region include Waterloo SE1 station-edge stock, Wimbledon SW19 suburban semis and Clapham Junction SW11 conversion corridors. Camberwell SE5 and Putney SW15 remain established sibling patterns.
Surrey Docks SE16 covers south-bank dockside conversions. The hub-nested Waterloo route is the commercial local owner — older flat or blog South Bank/Waterloo URLs are not promoted from this hub.
Prepare a South London visit
Have the consumer unit clear, and open any rear gate or garage that is in the booked scope.
Send the previous report if you have one, plus the times when the property can be isolated.
Estate flat
Provide building, floor and any management contact for cupboard access.
Suburban semi
Include garage and garden circuits when they form part of the booking.

South London questions
Frequently asked questions for South London
Practical answers for property types and access patterns covered on this page.
Which South London district guide should I use?
Use the SE or SW page that names the same postcode district as the address. A neighbouring place name is not enough.
Are garage or garden circuits included?
A garage or garden room fed from a suburban house can be included when it is accessible and named in the scope.
What is needed for an estate conversion flat?
Provide the exact flat, board location and any contact needed for communal meter cupboards.
Can a flat above a parade shop use residential pricing?
Only when its use and scope are genuinely residential and the shop is excluded.
How do I make sense of an observation before calling?
The guidance assistant explains report wording in general terms. It will not assign a code or certify the installation.
Does this hub replace the Battersea page?
No. Battersea keeps its own page for that address.
Understanding your EICR result
Your report uses four observation codes to show the level of concern and what normally happens next.
C1: Danger present
Immediate risk. The observation requires urgent attention. It should not be treated as a cosmetic issue.
Typical next step: Urgent attention required before further use where practicable.
C2: Potentially dangerous
Potential danger. Remedial work or further action is typically needed before the installation can be considered satisfactory.
Typical next step: Plan remedial work or further action before a satisfactory outcome.
C3: Improvement recommended
Improvement recommended. A C3 observation alone does not make a report unsatisfactory.
Typical next step: Optional improvement. A C3 observation alone does not make the report unsatisfactory.
FI: Further investigation
Under A4:2026, further investigation is advised. FI does not itself make the report unsatisfactory; earlier report formats may differ.
Typical next step: Read the report edition, observation and any applicable duty.
The classification applied depends on the installation and the inspector's professional assessment.
