What to expect from an EICR in Thamesmead

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

Thamesmead Birchmere Park, the census neighbourhood used for this page, has 54% of its homes in purpose-built blocks and 27% in terraced houses. Council tax records date 94% of homes to between 1973 and 1999, with under 1% from each earlier period. So the wiring here belongs to one generation, and a home that has not been rewired since may still run on its first consumer unit. Units of that age often give RCD protection to few circuits or none. The report records where protection, earthing or bonding falls short and codes each point by risk.

Most households here rent from a social landlord: 63%, against 23% across London, while only 13% rent privately. A private landlord here may let a flat in a block or one of the terraced houses, and the difference matters. In a house, the whole installation is yours, from the meter to the last socket and outside light. In a flat, your EICR covers what serves the flat. The freeholder looks after the communal electrics, such as stair lighting and door entry.

Three-bedroom homes are the most common size, at 35%. In a house, make sure the loft hatch can be reached safely if wiring runs up there, and that the consumer unit is not hidden behind stored items. Some tests need the power off for short spells, which stops freezers and alarms. SE28 also reaches into Bexley. The EICR duty is the same on either side of the boundary: at least every 5 years for a privately rented home, with a copy to existing tenants within 28 days.

Parking

If parking is restricted near the property, tell us when you book and whether a visitor permit is available.

Licensing and landlord rules in Greenwich

From Royal Borough of Greenwich's own pages, checked 13 October 2026.

Greenwich licenses shared homes across the borough (1 January 2024 to 31 December 2028) and single-household lets in parts of Plumstead, Shooters Hill and Woolwich until 1 October 2027. A consultation on extending selective licensing to 18 wards closed on 12 October 2026, with a council decision expected around the end of 2026.

Part of the area is in Bexley: Thamesmead East ward is outside Bexley's selective licensing area. Ward boundaries don't follow postcodes, so check the exact address with the council.

Greenwich asks for an EICR with HMO and selective licence applications.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

All EICR prices

Do I need a licence to let a property in Greenwich?

Shared homes need an additional licence anywhere in Greenwich. Single-household lets need a selective licence only in parts of Plumstead, Shooters Hill and Woolwich for now, though the council is considering extending that to 18 wards.

Landlord EICR guide

I let a terraced house in Thamesmead. Does the EICR include the loft and outside lights?

Yes, where they are part of the fixed installation. The EICR covers every circuit from the consumer unit, including lighting and sockets in the loft and lights or sockets fixed to the outside walls. Outside circuits are checked for weather damage and for RCD protection where the current standard expects it. The electrician needs safe access to the loft if wiring runs there. Plug-in lights and appliances are not part of an EICR.

How soon can you visit Thamesmead?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.

Will you test a garage, shed or garden room?

Yes, if it's supplied from the house's electrics. Tell us about it when you book so we allow the time, and it's included in the report with the rest of the installation.
