EICR rules for London landlords in 2026
Private landlords in England must have the electrical installation inspected and tested at least every 5 years, give tenants a copy of the report within 28 days, and complete any required remedial work within 28 days, or sooner if the report says so. Councils can impose a financial penalty of up to £40,000 per breach of the specified duties (the maximum rose from £30,000 when the regulations were extended to social housing).
The government's new “Register your rental property” service starts rolling out from December 2026, and London landlords are due to register every rented home, with its EICR, during 2027.
Social landlords: existing tenancies need their first inspection by 1 November 2026.

What you receive
You receive a written Electrical Installation Condition Report for the agreed installation. It records the overall satisfactory or unsatisfactory outcome and the observations from the visit, and is delivered electronically as a PDF.
Your EICR is more than a pass-or-fail summary. It records what was inspected, anything that could not be accessed, the test results and any observations requiring attention.
After the visit we email your invoice with the result. As soon as it is paid, usually the same day, your full report PDF follows by email, and if anything failed, one fixed price to put it right comes with it.

How much does an EICR cost in London?
Our EICRs start at £142.80 including VAT for a studio flat and go up to £250.80 for a 5-bed house. Central London postcodes add £21.60. The price covers the full inspection and report; any repairs are quoted separately.
How long does an EICR take?
Visit length depends on the property, the number of circuits and access. A small flat with one accessible fuse board can be done in well under an hour; a larger house with several boards takes longer. We give you an estimate when we confirm the appointment. You'll receive the report by email, usually within 24 hours of payment.
How often do I need an EICR?
Landlords in England need a new EICR at least every 5 years, or sooner if the last report says so. Homeowners are advised to have one every 10 years and when buying or selling.
What happens if my EICR fails?
The report lists the C1, C2 or FI items that need attention. Landlords must complete the work within 28 days, or sooner if the report says so. We send a repair quote and, once the work is done, the paperwork that proves it.
Do I need to be at the property?
Someone needs to let the electrician in, and the power will be off for short periods. It can be you, your tenant, an agent or a concierge. Tell us who when you book.
Is an EICR the same as an electrical safety certificate?
Yes. "Electrical safety certificate" and "landlord electrical certificate" are everyday names for the EICR, the report that shows the condition of a property's fixed wiring.
