Codeex Maintenance Ltd – London EICR Certificates

These Terms & Conditions (“Terms”) govern the agreement between Codeex Maintenance Ltd, trading as London EICR Certificates (“we”, “us”, “our”), and the customer (“you”, “your”) for the supply of electrical inspection, reporting, certification, and related services.

London EICR Certificates is a trading and marketing name of Codeex Maintenance Ltd, registered in England and Wales (Company No. 12777967), with registered office at 128 City Road, London, EC1V 2NX, United Kingdom.

By booking a service, requesting a quotation, permitting attendance, or making payment, you confirm that you have read, understood, and accepted these Terms in full.


1. Definitions

EICR – Electrical Installation Condition Report.

Engineer – The electrician or assessor who physically carries out the inspection and signs the report.

Subcontractor – An independent, qualified engineer engaged by us to perform services.

Services – Electrical inspections, EICRs, testing, reports, remedial works, re-tests, and related compliance services.

Report / Certificate – Any EICR, electrical report, findings, recommendations, or certification issued following inspection.


2. Nature of Our Service & Contractual Position

2.1 Codeex Maintenance Ltd acts as a booking, coordination, and administrative service provider for electrical inspection services.

2.2 All inspections, testing, reports, findings, and certification are carried out, completed, and signed by the engineer or subcontractor attending the property.

2.3 While bookings, quotations, invoicing, and payments are administered by Codeex Maintenance Ltd, all technical inspection work and professional judgement rests solely with the engineer who signs the report.

2.4 Engineers and subcontractors operate as independent professionals and are responsible for their own workmanship, decisions, and compliance with applicable regulations.

2.5 Codeex Maintenance Ltd does not supervise, direct, amend, override, or influence the technical findings, defect coding, or professional judgement of any engineer.


3. Scope of Services

3.1 Services include EICRs, electrical testing, reporting, remedial works (if agreed), and re-inspections.

3.2 Services are limited strictly to the scope agreed at the time of booking.

3.3 An EICR represents a professional opinion at the time of inspection only and is not a guarantee of safety, future performance, or ongoing compliance.

3.4 No dismantling, destructive investigation, or intrusive testing is included unless expressly agreed in writing.


4. Bookings & Appointments

4.1 A booking is confirmed only once written confirmation is issued by email, SMS, WhatsApp, or phone.

4.2 Appointment times are provided as arrival windows, not fixed times.

4.3 You must provide accurate:

Property details

Access instructions

Parking information

On-site contact details

4.4 Incorrect or incomplete information may result in additional charges or an aborted visit.

4.5 We reserve the right to refuse or stop work where access is restricted or conditions are unsafe.


5. Access & Site Conditions

5.1 You must ensure full access is available throughout the appointment window.

5.2 A missed appointment or failed access fee of £110 + VAT applies where access cannot be gained.

5.3 Engineers are not required to move furniture, appliances, stored items, or personal belongings.

5.4 You must ensure a safe working environment, including the absence of:

Active water leaks

Exposed live electrical parts

Structural hazards

Vermin or biohazards

5.5 Parking permits, visitor bays, congestion charges, and access arrangements are the customer’s responsibility.


6. Payments

6.1 Invoices are issued by Codeex Maintenance Ltd following completion of the service.

6.2 Payment is due within 3 calendar days of the invoice date unless otherwise agreed in writing.

6.3 Late payments may incur:

Statutory interest at 8% above the Bank of England base rate

A £40 late payment administration fee

Debt recovery, solicitor, and court costs

6.4 Reports and certificates may be withheld until full payment is received.

6.5 All reports and certificates remain the property of Codeex Maintenance Ltd until payment has cleared.


7. Cancellations & Abortive Visits

7.1 Cancellations or rescheduling within 24 hours of the appointment incur a £110 + VAT fee.

7.2 The same fee applies where:

No one is present to provide access

Incorrect access details are supplied

Parking cannot be obtained

7.3 Cancellations must be provided in writing (email or WhatsApp accepted).


8. Inspection Process & Limitations

8.1 Inspections are carried out in accordance with BS 7671 Wiring Regulations and industry guidance.

8.2 EICRs are visual and non-destructive inspections.

8.3 We cannot inspect concealed or inaccessible areas, including wiring behind walls, under floors, above ceilings, or within sealed structures.

8.4 Hidden, latent, or future defects are outside the scope of inspection.

8.5 Electrical power may be temporarily isolated during testing; you are responsible for protecting sensitive equipment.


9. EICR Findings & Professional Judgement

9.1 Defect codes (C1, C2, C3, FI) are assigned solely by the signing engineer.

9.2 Coding decisions are matters of professional judgement and are not negotiable.

9.3 Codeex Maintenance Ltd does not amend, influence, or override report content.

9.4 Technical queries or disputes must be directed to the engineer who signed the report.


10. Failed EICR & Remedial Works

10.1 Where an EICR is unsatisfactory, remedial works will be quoted separately.

10.2 You are under no obligation to use us or our subcontractors for remedial works.

10.3 A satisfactory EICR can only be issued once all C1 and C2 items are rectified and re-tested.

10.4 Re-inspections are chargeable unless included within an agreed remedial package.

10.5 Responsibility for remedial workmanship lies solely with the contractor performing the work.


11. Third-Party Reports & Disputes

11.1 Where a third-party electrician or assessor disputes an EICR, no liability is accepted unless we are given the opportunity to re-inspect.

11.2 Acceptance of third-party findings is at our sole discretion.

11.3 Alternative opinions, reports, or interpretations are not automatically accepted.


12. Reliance on Client Information

12.1 We rely on information provided by the client regarding property layout, alterations, previous works, and installation history.

12.2 We are not responsible for inaccuracies, omissions, or undisclosed information that may affect inspection outcomes or report findings.


13. Subcontractors & Insurance

13.1 Subcontractors are independent professionals responsible for their own workmanship and professional judgement.

13.2 Subcontractors are required to hold appropriate Public Liability Insurance and Professional Indemnity Insurance where applicable.

13.3 Any claim arising from inspection findings, report accuracy, or professional judgement must be pursued against the engineer who signed the report and their insurer.


14. Fire, Injury & Consequential Damage Exclusion

14.1 An EICR is not a safety guarantee.

14.2 We are not liable for fire, injury, death, or property damage arising from:

Pre-existing electrical defects

Hidden or inaccessible faults

Alterations made after inspection

Reliance on an EICR as a guarantee of safety

14.3 The report reflects the condition of the installation at the time of inspection only.


15. Limitation of Liability

15.1 We are not liable for:

Pre-existing defects

Hidden or inaccessible faults

Loss of rent or business interruption

Indirect or consequential losses

Delays caused by access, parking, traffic, or emergencies

15.2 Our total liability is strictly limited to the amount paid for the service.

15.3 Nothing in these Terms excludes or limits liability where it cannot be lawfully excluded under the Consumer Rights Act 2015.


16. Warranty

16.1 Remedial works carried out directly by us include a 12-month workmanship warranty, unless stated otherwise.

16.2 The warranty excludes:

Customer-supplied materials

Third-party alterations

Wear and tear

Damage occurring after completion

16.3 Warranty for subcontractor work lies solely with the subcontractor.


17. Force Majeure

We are not liable for failure or delay caused by events beyond our control, including illness, accidents, severe weather, transport disruption, strikes, or supply shortages.


18. Data Protection

Personal data is processed in accordance with our Privacy Policy and shared only as necessary to deliver services.


19. Governing Law

These Terms are governed by the laws of England & Wales, and all disputes shall be subject to the exclusive jurisdiction of the courts of England & Wales.

Nothing in these Terms limits your statutory rights under the Consumer Rights Act 2015.
