Commercial EICR certificates in London

A flat, shared area and business unit can have separate installations. Confirm the boards, circuits and areas in your quotation, and plan any power interruptions with the responsible site contact.

A commercial EICR (Electrical Installation Condition Report) is a full check of the fixed electrics in your premises: distribution boards, circuits, wiring, sockets, lighting and earthing. It tells you whether the installation is safe to keep using and lists anything that needs attention, coded by urgency.

You may also hear this called fixed wire testing or an electrical installation inspection. Confirm the installation and circuits in scope before comparing quotes. PAT testing covers appliances and is a separate service.

Businesses book one for routine maintenance, a new lease or a lease handover, an insurer's request or before a refit. Whatever the reason, you get a fixed quote for your site, testing at times that suit your business, and a report signed by the qualified electrician who carried it out.

Most businesses need an EICR every 5 years. Higher-risk premises usually need one sooner. The report itself states the recommended date for the next inspection.

Employers, and landlords of commercial premises, have a legal duty under the Electricity at Work Regulations 1989 to maintain electrical systems in a safe condition. A current EICR is clear evidence that the fixed installation has been inspected and tested.

In a let building, the lease decides who looks after which part of the installation. Check yours, then tell us which boards and areas you need covered, and we will quote for exactly that.

We test offices, shops, restaurants, cafés, salons, clinics, workshops, warehouses, community spaces and mixed-use buildings across London. Two units of the same size can be very different inside, so we price each site on what is actually there, not on a label.

In a mixed-use building, tell us which part you need tested: your unit, the landlord's supply, the communal areas or the whole building. A photo of each fuse board and a simple floor plan help us quote accurately.

Flats and houses have fixed prices, listed in the EICR cost guide. Business premises are quoted per site, and the quote is built from:

• Premises type: what the space is used for.
• Size and number of floors.
• Number of fuse boards (distribution boards).
• Access: keys, passes, risers, plant rooms and anywhere locked.
• Timing: whether testing needs to happen early, late or at weekends.

The number of distribution boards is one of the biggest factors in how long testing takes. A small shop may have one board. A multi-floor office or a warehouse may have several, plus sub-boards for plant, kitchens or separate areas.

Existing circuit charts help, but after years of alterations they are often out of date. If you are not sure what is there, just say so. Photos of each board with the door open, and of any labels, tell us more than a description.

The more we know, the sharper the quote. Use the form on this page and include as much of this as you have:

• The site address and what the premises is used for.
• Approximate size and number of floors.
• Photos of each fuse board, with the door open.
• Your last EICR, if you have one.
• Trading hours, and any equipment that must stay on.
• Access details and a site contact who can let us in.
• Any deadline, for example from your insurer, landlord or a lease event.

Distribution boards are often in risers, basements, cupboards, ceiling voids or plant rooms. Tell us where they are, who holds the keys and whether we need passes, an escort or a site induction.

Clear stock, furniture and stored items away from boards and sockets where you can. Anything we cannot safely reach is recorded on the report as a limitation, so the more we can get to, the more complete your report.

Give us one site contact who can open up on the day and agree when the power can go off.

Testing means switching circuits off for short spells. Tell us about tills, card machines, computers, servers, refrigeration, security systems or machinery that must stay on, and we plan the order of testing around them.

Most businesses choose a slot before opening, after closing or at the weekend, so staff and customers are not affected. Make sure computers are shut down properly and anyone affected knows when the power will be off.

If a circuit truly cannot be switched off, the report records it as a limitation, so you know exactly what was and was not tested.

Your last EICR, circuit charts, completion certificates and any records of alterations all help. Send them with your quote request if you have them. Old charts are a useful starting point, even if some labels have changed.

No records? That is common, and it does not stop us. Your new report becomes the baseline. Keep it with any repair certificates so whoever manages the building next can see what was found and what was done.

Your EICR is usually ready within 24 hours of completing the inspection, with the electrician's name and signature. The PDF is emailed after payment, unless different written terms apply. Check the edition used on your report. It includes test results for every circuit tested, each observation with its code, any limitations, and the recommended date for the next inspection.

Each observation carries a code that tells you how urgent it is. For worked examples, read the EICR classification code guide. In short:

• C1, danger present: made safe straight away. The report is unsatisfactory.
• C2, potentially dangerous: must be fixed. The report is unsatisfactory.
• FI, further investigation: something needs a closer look. Under the A4:2026 format this does not by itself make the report unsatisfactory.
• C3, improvement recommended: advisory only. The report can still be satisfactory.

Repairs are always quoted separately and are always optional. For business premises we quote remedial work per site, covering the agreed scope of repair work, and we plan the work around your trading hours just like the inspection.

We work around your trade, not the other way round. Testing can start before you open, run after you close or take place at the weekend. Out-of-hours and weekend testing is on request and priced into the fixed quote, so there are no surprises on the day.

Larger sites can be tested in stages, floor by floor or board by board, with each stage agreed in advance. Tell us your trading hours and any dates to avoid when you ask for a quote, and we will build the plan around them.

Every site is different, but here is how we typically approach the premises we test most often:

• Office: we plan around workstations, comms cabinets and servers, and can test floor by floor.
• Shop: we agree the order of testing so tills and refrigeration are off for as little time as possible, ideally outside trading hours.
• Restaurant or café: we test before service or after close, and plan around fridges, freezers and extraction.
• Workshop or warehouse: we agree machinery shutdowns with your site contact before we start.
• Vacant unit: usually straightforward, as long as keys, power and access to every board are sorted.
• Mixed-use building: we confirm which boards and areas belong to your part of the building before we quote.
