PAT testing in London
PAT testing checks the appliances you plug in, from kettles and heaters to office IT and extension leads, not the fixed wiring an EICR covers. We test at London rentals, offices, shops and venues, and you get a clear record of every item.

What is PAT testing?
PAT (portable appliance testing) checks that the electrical equipment you plug in is safe to use: kettles, heaters, IT equipment, extension leads and similar items. It is how landlords and businesses show that the appliances they supply are safe.
PAT testing is not a substitute for an Electrical Installation Condition Report (EICR). The EICR covers the fixed wiring, the fuse board, sockets and lights. If that is what you need, see our inspection and testing guide.
Who needs PAT testing?
Anyone who supplies electrical equipment for other people to use: landlords, letting and managing agents, and office, retail and hospitality businesses of every size.
- Landlords with furnished lets, HMOs and short-term lets.
- Offices and shared workspaces.
- Shops and showrooms.
- Restaurants, cafés, pubs and hotels.
- Any workplace where staff or visitors use plug-in equipment.
What gets tested
Anything with a plug that you supply. Fixed items such as wall sockets, light fittings and the fuse board are part of an EICR instead.
- Kitchen appliances: kettles, toasters and microwaves.
- Heaters and fans.
- IT equipment: computers, monitors, printers and chargers.
- Extension leads and adaptors.
- Lamps, vacuum cleaners and other portable items.
How PAT testing works
Choose PAT testing on the booking page and tell us the number of appliances, premises details and postcode. You can request a visit for up to 10 appliances at the displayed price; larger jobs need an office quotation.
On the day, each item is examined visually for damage to the plug, cable and casing, then tested where suitable. Results are recorded and tested items are labelled, so everyone can see the result at a glance.
Any item that fails should be removed from use until it is repaired or replaced. We list every failed item clearly, so you know exactly what to deal with.
Up to 10 appliances costs £159.99 + VAT (£191.99 including VAT), plus applicable congestion and parking charges. For more appliances, we confirm a quotation before you book.
What you get
Need your records in a particular format for a managing agent or insurer? Tell us when you book.
If you are asked for a PAT testing certificate, check what the recipient needs. The item list and results show which appliances were checked and what was found. These records cover the tested equipment; they do not replace the EICR for the fixed installation or promise that an appliance will stay safe indefinitely.
- A record of every item tested, with its result.
- Labels on tested items.
- A clear list of any items that failed.
PAT testing vs EICR: do you need both?
Often, yes. An EICR checks the fixed electrics: wiring, fuse board, sockets and lights. PAT testing checks the appliances plugged into them. A good result on one tells you nothing about the other.
Landlords in England need an EICR at least every 5 years. Book PAT testing alongside it and both are done in one visit. Residential EICR prices are on the EICR cost guide.
PAT testing across London
We test across London and inside the M25 on weekday arrival windows, with evening and weekend visits on request and priced into your fixed quote, so shops, offices and restaurants get tested without stopping trade.
Need the fixed installation in a commercial building tested too? See our commercial EICR page.
Before we arrive
- Have someone on site who knows where the equipment is.
- Make sure items can be unplugged for a few minutes each.
- Tell us about anything that must stay on, such as servers, fridges or tills.
- Let us know which items are yours, and which belong to tenants or are hired.
- Have your previous PAT records to hand if you have them.
How often is PAT testing needed?
There is no blanket annual rule. How often you test depends on the type of equipment and where it is used: a heater in a busy shared kitchen needs checking more often than a monitor on an office desk.
The Electricity at Work Regulations 1989 require electrical equipment used at work to be kept safe. HSE guidance on portable equipment sets out user checks, visual inspections and combined inspection and testing, matched to the risk. Checked against both sources on 30 September 2026.
Request PAT testing
Choose PAT testing at the booking form and enter your premises details and appliance count, or call 0203 811 8331, WhatsApp +44 7760 505030 or email office@londoneicrcertificates.co.uk. Online requests can be submitted at any time; the office confirms your visit.
Need an EICR as well? Residential EICRs have fixed prices on the EICR cost guide, and you can book through the booking form.
