EICR testing in London

A useful EICR connects the installation inspected with its findings, test results and limitations. Look at a real report example before arranging your own visit.

An EICR (Electrical Installation Condition Report) is a full health check of the fixed electrics in a property: the fuse board, every circuit, the wiring, sockets, switches, lights and earthing. It tells you whether the installation is safe to keep using and lists anything that needs attention, coded C1, C2, C3 or FI.

It's the report landlords must have, buyers ask for, insurers and councils check, and the one that tells you whether your home's electrics are safe.

• Landlords in England: a valid EICR at least every 5 years, a copy to each tenant, and to the council within 7 days if asked.
• HMO landlords and letting agents: the same duty for every let property, plus licensing checks.
• Buyers and sellers: a recent report answers the electrics question before exchange.
• Homeowners: guidance recommends a check every 10 years, and before renovation or after buying an older property.
• Businesses: usually every 5 years, often sooner for busy or high-risk premises. Commercial sites are quoted separately.

Portable appliances such as kettles and TVs are not part of an EICR. If you need those checked, see PAT testing.

• The consumer unit (fuse board): its condition, protective devices and labelling.
• Every circuit: continuity, insulation resistance, polarity and earth fault loop impedance.
• RCD protection: whether it's there where it should be, and that it trips fast enough.
• Earthing and bonding to gas and water pipes.
• Sockets, switches, light fittings and fixed appliances, with extra care in bathrooms and kitchens.

The power goes off for short spells while circuits are tested, so save any work and let us know about medical, freezer or security equipment that must stay on. We plan around it.

We need to reach the fuse board, rooms and accessories. Anything we can't safely reach or see, such as wiring buried in walls, is recorded on the report as a limitation, so you always know exactly what was checked.

No one can promise a pass before the inspection. What we do promise is an honest report, signed by the electrician who tested your property, and a clear price for anything that needs fixing.

• C1, danger present: made safe straight away. The report is unsatisfactory.
• C2, potentially dangerous: must be fixed. The report is unsatisfactory.
• FI, further investigation: something needs a closer look. Under the A4:2026 format this does not by itself make the report unsatisfactory.
• C3, improvement recommended: advisory only. The report can still be satisfactory.

• The full EICR as a PDF, on the current forms, signed by the electrician.
• Test results for every circuit and a list of any observations with their codes.
• The recommended date for the next inspection, and a reminder from us before it's due.
• If anything fails, a repair quote to fix it. Always optional.

We test homes and businesses across every London borough and inside the M25, with weekday arrival windows of 9am to 12pm or 12pm to 4pm, and after-4pm or weekend visits on request. Central London postcodes (EC, WC, W1, SE1 and parts of SW1) add a small travel fee, shown in your price before you book.

• Clear access to the fuse board and meter (move boxes and coats from the cupboard).
• Make sure we can get into every room, plus any loft, garage or outbuilding you want included.
• If a tenant or agent is letting us in, remind them the day before. We send our own reminder too.
• Have your previous EICR handy if you have one. It helps, but doesn't decide the new result.

The work required depends on the report’s findings. You get one quote for the agreed repairs: small repairs start from £150 + VAT (£180 inc VAT), and a full consumer unit replacement starts from £975 + VAT (£1,170 inc VAT). You choose what goes ahead, and you're free to use any qualified electrician.

How long does an EICR take? It depends on the property, the number of circuits and access. A small flat with one accessible fuse board can take well under an hour; a larger house with several boards takes longer. We give you an estimate when we confirm.

Is an EICR the same as PAT testing? No. An EICR covers the fixed wiring. PAT testing covers plug-in appliances and is a separate service on our PAT testing guide.

Does the price include repairs? No. The price covers the full inspection and report. Repairs are quoted separately and are always optional.

Can you test at weekends or in the evening? Yes, on request. Standard visits are Monday to Friday, 9am to 12pm or 12pm to 4pm. After 4pm and weekends we check availability and confirm with you first; an additional charge may apply.

Do I need to be there? No, as long as someone can let the electrician in. A tenant, agent, concierge or key safe all work.
