Managed buildings
What to prepare for an EICR in a managed SE1 building
This page is the planning list for a managed, occupied building around South Bank or Waterloo SE1 that is split between landlords, tenants and common parts. It is not a service page for the South Bank, and it is not a service page for Waterloo.

Say which part of the building is being inspected
| Area | Name it as | Do not assume |
|---|---|---|
| One commercial unit | The demise in the instruction | That the rest of the building is included |
| The whole building | Every part someone has actually asked to include | That one email covers every tenant |
| Landlord supply | The intake or riser the landlord controls | That it is the tenant's board |
| Tenant supply | The board inside that occupier's space | That the building manager can open it alone |
| Common parts | Lobbies, stairs, shared cupboards | That they belong to the unit being inspected |
| Plant or shared distribution | The room and the boards in it, if they are in scope | That every managed building has the same plant |
Confirm who can actually open the door
Name the person who can give access on the day: a building manager, the tenant, the landlord, a concierge or security desk, or a facilities team. In a managed building those are often different people. A concierge may control the street door and still be unable to open a riser. Security may require an escort. Write that down before anyone is asked for a quotation.
List the distribution boards you already know: how many, where they are, and which areas they serve. Say which rooms are restricted, which circuits are critical, and which areas cannot be isolated while people are in the building. Staff and public occupation, trading hours, and the order in which areas can be visited are part of the plan. Out-of-hours access and charges must be agreed with the office. If isolation is only possible outside occupation, that constraint is agreed on the quotation.
One instruction does not automatically cover the building
The Electricity at Work Regulations 1989 are a workplace duty to prevent danger so far as is reasonably practicable. Use that sentence for workplace areas that are actually in scope. Do not paste it onto a flat, and do not paste a private-rented interval onto an office because the building is in SE1.
A landlord's common parts, a tenant's demise, and a shared plant room can be three instructions. Ask for them separately when the access and the scope are different. Confirm instruction and payment responsibilities using the lease and professional advice.
What to send before you ask for a quotation
Send the site address, the type of premises, the boards you know about, the access restrictions, the occupation constraints, and the scope you are actually requesting. Say who will meet the inspector. Say whether a previous report covered the unit, the common parts, or both. An EICR limited to one unit does not, by itself, describe shared distribution outside the agreed extent of that report.
The geographic service pages remain the South Bank page and the Waterloo page. They are where an inspection of a property in those places is arranged. This article only prepares the information a managed or mixed-use building needs before that request is sensible. It is not a fee table.
Arrange the inspection on the commercial EICR page when the scope is commercial, or on the testing page when it is an ordinary inspection. The place pages are South Bank and Waterloo.
