What to expect from an EICR in Waterloo
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
Census figures for this page cover Lambeth North, Waterloo & South Bank, where 89% of homes are flats. Their ages vary widely. Council tax records date 20% of homes to before 1919, 24% to between 1973 and 1999 and 36% to 2000 or later. Each age gives the EICR a different starting point. Recent wiring, broadly from 2008, usually has RCD protection wherever the current standard expects it. An older flat may have an earlier consumer unit and a mix of original and replacement circuits, and the report records where that falls short.
Two figures stand out. 28% of homes are heated by electricity alone, more than twice London's 13%. Panel or storage heaters and electric water heaters put long, heavy loads on their circuits, and storage heaters often run on a separate off-peak circuit. The EICR looks at how those circuits are protected and whether connections show signs of heat. Flats above shops or in other converted buildings are also twice as common as across London, at 6% against 3%. Such a flat usually has its own supply, but its meter may sit in the commercial space below.
Within 300 m of Waterloo there are 25 listed buildings, 2 of them grade II*: the Church of St John with All Saints and the Old Vic Theatre. Others include the Former Waterloo Road Fire Station and the Royal Waterloo Hospital, both grade II. One-bedroom homes are common, at 36% against 21% across London. A small flat has fewer circuits, but the electrician still needs every room and the consumer unit.

Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.

If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.
Central London fee
The £21.60 Central London fee applies to SE1. It covers the congestion charge and the extra travel time, and it's shown in your price before you book.
Licensing and landlord rules in Lambeth
From Lambeth Council's own pages, checked 13 October 2026.
Lambeth licenses single-household lets in every ward except Vauxhall and Waterloo and South Bank, after the second phase of its selective scheme started on 1 September 2025. Its borough-wide additional HMO scheme runs to 8 December 2026.
On the Lambeth side of Waterloo, addresses are mostly in Waterloo & South Bank ward, which is outside the selective licensing area, so a home let to a single household there doesn't need a selective licence. Part of the area is in Southwark: Borough & Bankside and St George's wards are outside Southwark's selective licensing area. Ward boundaries don't follow postcodes, so check the exact address with the council.
Lambeth asks for an EICR with selective licence applications and expects any C1 or C2 items to be put right.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Waterloo
How much does an EICR cost in Waterloo?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms, plus the £21.60 Central London fee that applies to SE1. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Is there a Central London fee for SE1?
Yes. SE1 is a Central London postcode, so a £21.60 fee including VAT is added to the price. It covers the congestion charge and the extra travel time, and it's shown before you book.
Do I need a licence to let a property in Lambeth?
In most of Lambeth, yes. Selective licensing covers every ward except Vauxhall and Waterloo and South Bank, and shared homes need an additional HMO licence anywhere in the borough until 8 December 2026.
My Waterloo flat is in a listed building. Does that change the EICR?
Not the inspection. An EICR is non-invasive, so it needs no listed building consent: the electrician removes covers and tests circuits without altering the building. Listing matters if the report leads to remedial work that changes historic fabric, such as new cable routes chased into old walls. That work can need consent first. With 25 listed buildings within 300 m of Waterloo, check your building's status before repairs are planned.
How soon can you visit Waterloo?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
Does an EICR for my flat cover the communal areas?
No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
