What to prepare for an EICR in a restaurant or commercial kitchen

Plan the electrical inspection around the way your restaurant or kitchen operates. Identify the boards, fixed loads and areas in scope, and discuss refrigeration, access and suitable working windows before the visit is confirmed.

Reviewed 5 October 2026 by Michael (Technical Supervisor) and George Opsenica (Director, Codeex Maintenance Ltd). General guidance, not a reading of your own report and not legal advice.

  • Boards

How many distribution boards are in the kitchen, the front of house, and any landlord intake.

  • Fixed loads

Ovens, fryers, refrigeration that is part of the fixed installation, and the circuits that feed them.

  • Isolation

Which items have a local isolator, and who can use it during service.

  • Refrigeration

What must stay on, and for how long. A warm fridge is an operational limit, not a code.

  • Extract

An extract fan's electrical supply can be in the inspection. Duct cleaning and gas safety are not this report.

  • Trading hours

Say when the kitchen is occupied. Do not assume a Monday close.

  • Shutdown

Out-of-hours access and charges must be agreed with the office. If circuits can only be off outside service, that is agreed on the quotation.

  • Landlord kit

A landlord's board or a tenant's plug-in appliance may sit outside the demise. Name which is which.

Fixed installation, portable equipment, and critical circuits

The Electricity at Work Regulations 1989 are a workplace duty to prevent danger so far as is reasonably practicable. They are not the private-rented rule, and a restaurant does not pick up that five-year interval because it is in London.

Portable appliances that unplug are a different question from the fixed wiring. List the circuits that cannot be off together, such as cold rooms, alarms, and till supplies, before the visit. The inspector cannot invent a shutdown the kitchen has not agreed.

Before a quotation, send the address, whether the kitchen is a tenant fit-out or a landlord shell, how many boards are in scope, which fixed loads must stay on, and the hours the kitchen can be isolated. Out-of-hours access and charges must be agreed with the office. If service runs until late, the constraint is written on the quotation. It is not a promised out-of-hours rota.

Prepare the kitchen and front-of-house brief

An accurate quotation starts with the intended installation and the practical limits of a working hospitality site.

Areas and boards

Identify kitchen, bar, dining, storage and plant areas, with the boards intended to be included.

Food and service continuity

Flag refrigeration, freezers, extraction controls and equipment that needs an agreed interruption plan.

Access and cleaning

Explain preparation, service, cleaning and delivery windows when arranging the proposed visit.

Fixed wiring or appliances

Say whether you also need appliance testing. The EICR and PAT scopes are distinct and need to be agreed.

Name the boards and the service hours

A restaurant is not given the private-rented five-year interval on this page.
