Documented EICR case · North London
Separate EICRs for a flat and communal areas
A flat's inspection and a communal-area inspection were documented separately. This makes the installation covered by each assessment clear to the person managing the building.
- Installation scopes
- Flat + communal areas
- Reports reviewed
- Two separate EICRs
- Recorded assessments
- Both satisfactory

Which installation does each report actually cover?
The reviewed set includes one EICR for a flat and another for the communal-area installation at the same building. These are counted as two separate installations, rather than two versions of one report.
The documented next step
Both reports record satisfactory assessments, with no numbered observations in their observation tables. That result applies to the extent and limitations written in each report. It does not turn either document into a certificate for every electrical installation in the building.
Discuss my block or communal installationWhat to take into your own property decision
Name the installation
Identify the individual flat, shared supply, common-parts board or other installation before asking for the quotation.
Arrange the right access
Keys to the flat and access to a communal cupboard may be held by different people. Explain who can make each area available.
Match each report to its scope
Keep the documents labelled by installation. A flat report and a communal report answer different questions for a landlord or block manager.
Evidence and scope
The case demonstrates separate inspection scopes and the assessments recorded. It does not determine lease responsibilities, service-charge allocation or the condition of equipment outside either report’s extent.

This example is part of a selected review of 20 reports across 18 installations. The sample describes those records, rather than our total workload or a London-wide failure rate.
