What to expect from an EICR in Abbey Wood
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
Abbey Wood North is the census neighbourhood used here. It has 3,490 households, with terraced houses and purpose-built flats level at 40% of homes each. Council tax records show one period above all others: 75% of homes were built from 1945 to 1972. Only 6% predate 1919, and 1% date from 1973 to 1999. Wiring of that era will usually have been at least partly replaced by now. A kitchen or bathroom may have newer circuits while the bedrooms run on older ones. The EICR tests both, and records where RCD protection, earthing or bonding falls short of the current standard, with a code for each.
Council and housing association renting is high, at 43% of households against 23% across London. Three-bedroom homes are common too, at 43% against 30%. Where a council house has been sold and is now let privately, the EICR duty sits with the owner as landlord. The installation may still carry work from the council's own upgrades, such as a replacement consumer unit, alongside changes made by later owners. The electrician treats it all as one installation and judges it on its condition, not on who did the work.
Practical points differ between the two home types. For a terraced house, the inspection runs from the meter position through every circuit, including any added for a kitchen extension or loft room. In a block, the electrician needs your flat's consumer unit and the place where its supply comes in, which may be a shared cupboard controlled by the freeholder. Bonding to gas and water pipes is easily disturbed when a boiler or kitchen is replaced, so the electrician checks that it is still in place and adequate.

Licensing and landlord rules in Greenwich
From Royal Borough of Greenwich's own pages, checked 13 October 2026.
Greenwich licenses shared homes across the borough (1 January 2024 to 31 December 2028) and single-household lets in parts of Plumstead, Shooters Hill and Woolwich until 1 October 2027. A consultation on extending selective licensing to 18 wards closed on 12 October 2026, with a council decision expected around the end of 2026.
Greenwich asks for an EICR with HMO and selective licence applications.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Abbey Wood
How much does an EICR cost in Abbey Wood?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Do I need a licence to let a property in Greenwich?
Shared homes need an additional licence anywhere in Greenwich. Single-household lets need a selective licence only in parts of Plumstead, Shooters Hill and Woolwich for now, though the council is considering extending that to 18 wards.
SE2 crosses into Bexley. Does it matter which council my Abbey Wood home is in?
For the inspection itself, no. The EICR and the duty to have one are the same on either side of the boundary. The council matters afterwards. If the report requires remedial work or further investigation, you send written confirmation to your tenant and to the council for the exact address within 28 days of completion. Council boundaries don't follow postcodes, so check the address before you need to.
How soon can you visit Abbey Wood?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
Will you test a garage, shed or garden room?
Yes, if it's supplied from the house's electrics. Tell us about it when you book so we allow the time, and it's included in the report with the rest of the installation.
