What to expect from an EICR in Battersea

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. The neighbourhood data provides context; it cannot establish the condition of an individual property.

St Mary's & Cotton Row is the census neighbourhood behind this page. It has 5,551 households, and 89% of its homes are flats. Council tax records date just 16% of homes to before 1919 and 15% to 1973 to 1999. For most flats here, the EICR is about condition and change rather than age. A younger installation can still collect problems: damaged accessories, circuits extended by a later owner, or fixed appliances added without suitable protection. The electrician checks all of that along with the consumer unit, which in a newer block often sits in a hallway cupboard.

Heating is the other standout. 34% of homes are heated by electricity only, against 13% across London, and 8% rely on communal or district heating, against 3%. Electric-only heating doesn't mean a building has no gas, but it does mean the flat's own circuits carry the heat. Panel heaters, storage heaters and immersion heaters are long-running loads. The EICR checks each circuit's cable and protective device against its load and looks for heat damage at connections. Where heating is communal, the plant belongs to the building, and your report covers what your own supply feeds.

Paperwork from the developer can help. For a flat built since 2000, the original installation certificate shows how it was wired and tested at handover, and the managing agent may hold a copy. Private renting accounts for 41% of households, against 30% across London. In a let flat, the circuit to a fixed appliance added after handover, such as an oven or extractor, is part of what the EICR tests. Older buildings remain part of the area: there are 3 listed buildings within 300 m of Battersea High Street, including Dovedale Cottages and the Church of the Sacred Heart, each grade II.

Booking a visit in Battersea

Getting in

Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.

Tenants

If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.

Parking

If parking is restricted near the property, tell us when you book and whether a visitor permit is available.

Licensing and landlord rules in Wandsworth

From Wandsworth Council's own pages, checked 13 October 2026.

Wandsworth licenses shared homes across the borough (1 July 2025 to 30 June 2030). Single-household lets need a selective licence in Furzedown, Tooting Bec, Tooting Broadway and South Balham, and since 1 April 2026 in East Putney, West Putney and Northcote.

Around Battersea, most addresses are in Battersea Park, St Mary's and Falconbrook wards, all outside the selective licensing area, so a home let to a single household there doesn't need a selective licence. Ward boundaries don't follow postcodes, so check the exact address with the council.

Wandsworth asks for an electrical safety certificate when you apply.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Does a Battersea flat built since 2000 have full RCD protection?

Not necessarily. Wiring from broadly 2008 onwards usually has wide RCD protection. A flat finished in the early 2000s may have it on the sockets only, and RCD protection for lighting circuits came in with the 2018 edition of the wiring rules. The EICR records where protection falls short of what the current standard expects and codes each point by risk, so a younger flat can still have items to address.

How soon can you visit Battersea?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
