What to expect from an EICR in Tooting

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

In Tooting East, the census neighbourhood used for this page, 67% of homes are flats. Flats in converted houses make up 25%, against 11% across London. Council tax records put 71% of homes before 1919, against 29% across London. Original wiring from that period has long gone, so what the electrician tests is the result of later rewires, often done a floor or a flat at a time. Where those jobs meet, the EICR checks how each circuit is protected and records where RCD protection or bonding falls short of the current standard.

Conversions are what sets Tooting East apart. Splitting a house into flats also splits its electrics. Each flat usually has its own meter and consumer unit, and a separate landlord supply runs the hall lights and door entry. In an older conversion, the meters are often grouped in the hall or under the stairs, and a light or socket can sometimes be fed from the wrong flat's supply. The EICR traces which circuits are yours and records anything that crosses over. Private renting is high too, at 44% of households against 30%.

Listed buildings are close by. There are 7 within 300 m of Tooting Broadway. One, the Gala Bingo Club, is grade I, and the Statue of Edward VII is grade II. The inspection needs no consent in any building. If yours is listed and the report leads to remedial work, new cable routes through historic fabric may need listed building consent. In a conversion, find out which meter is yours and who holds the key to any shared cupboard. SW17 also reaches into Merton, but the EICR duty is the same there.

Booking a visit in Tooting

Getting in

Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.

Tenants

If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.

Parking

If parking is restricted near the property, tell us when you book and whether a visitor permit is available.

Licensing and landlord rules in Wandsworth

From Wandsworth Council's own pages, checked 13 October 2026.

Wandsworth licenses shared homes across the borough (1 July 2025 to 30 June 2030). Single-household lets need a selective licence in Furzedown, Tooting Bec, Tooting Broadway and South Balham, and since 1 April 2026 in East Putney, West Putney and Northcote.

Around Tooting, most addresses are in Tooting Broadway and Tooting Bec wards, both inside the selective licensing area, so a home let to a single household there generally needs a licence. Ward boundaries don't follow postcodes, so check the exact address with the council.

Wandsworth asks for an electrical safety certificate when you apply.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Do I need a licence to let a property in Wandsworth?

Landlord EICR guide

Will an EICR disrupt my Tooting tenant who works from home?

A little. The electrician needs to get into every room, and some tests mean switching off the power, circuit by circuit or all at once, for short spells. Computers, routers and freezers lose power during those spells, so warn your tenant to save work and plan calls around the visit. Testing is done in stages, so most of the home stays usable. Sockets and lights come back on as each test finishes.

How soon can you visit Tooting?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
