What to expect from an EICR in Westcombe Park

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

The census neighbourhood for this page is Westcombe Park & Maze Hill, where 65% of homes are flats. Council tax records date 46% of homes to before 1919 and 24% to between 1945 and 1972, against 29% and 17% across London. The older houses have usually been rewired, often in stages, so the EICR looks for mixed circuits and gaps in RCD protection. In blocks from the later period, each flat's consumer unit may have been replaced at a different time. The report records what yours actually has, including the earthing and bonding.

Conversions are common: 21% of homes are flats in converted houses, against 11% across London. Each of those flats usually has its own meter and consumer unit, and a landlord supply runs the shared hall. Conversions done long ago can leave meters grouped in one cupboard, or cables shared between flats, so the electrician traces which circuits belong to yours. SE3 is also shared with Lewisham. Westcombe Park is in Greenwich, but the EICR duty is the same on either side of the council boundary.

Homes with four or more bedrooms make up 21%, a little above London's 18%. A big house has more circuits, so have every consumer unit and the loft hatch clear. There are 2 listed buildings within 300 m of Westcombe Park, including the Former East Greenwich Fire Station, which is grade II. If your building is listed, the inspection needs no consent, but remedial work that alters historic fabric can. Some tests need the power off for short spells, which stops freezers, alarms and routers.

Parking

If parking is restricted near the property, tell us when you book and whether a visitor permit is available.

Licensing and landlord rules in Greenwich

From Royal Borough of Greenwich's own pages, checked 13 October 2026.

Greenwich licenses shared homes across the borough (1 January 2024 to 31 December 2028) and single-household lets in parts of Plumstead, Shooters Hill and Woolwich until 1 October 2027. A consultation on extending selective licensing to 18 wards closed on 12 October 2026, with a council decision expected around the end of 2026.

Greenwich asks for an EICR with HMO and selective licence applications.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Landlord EICR guide

I'm letting my Westcombe Park flat for the first time. What do I need before the tenancy starts?

A current EICR, and a copy for the tenant before they move in. If the flat has no report from the last 5 years, book one early, so any remedial work is done before the tenancy starts. Work the report requires is due within 28 days or sooner in any case. Once it is done, send the electrician's written confirmation to the tenant and the council within 28 days of completion. The next inspection is due at least 5 years on.

How soon can you visit Westcombe Park?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
