What to expect from an EICR in Greenwich

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

Greenwich Town & Park is the census neighbourhood behind this page, and 60% of its homes are flats, against 54% across London. Terraced houses make up 30% of homes, against 21%. Council tax records date nearly half of all homes to before 1919, with 22% from 1945 to 1972. An older terraced house may have been rewired at least once, sometimes only in part. The EICR looks at where old and new circuits meet, at RCD protection and at the condition of any older consumer unit.

Listed buildings are the local fact that stands out. There are 67 within 300 m of Greenwich town centre, 4 of them grade I and 1 grade II*. The grade I buildings include the Church of St Alfege and the Cutty Sark. Grade II examples include the Coach and Horses Public House and the Market Entrance, and Greenwich Church Street, Nelson Road, Nevada Street and Burney Street all have listed buildings along them. Remedial work that touches historic fabric in a listed home can need listed building consent, so the method matters as much as the fix.

Flats above shops or in other converted buildings make up 7% of homes, more than twice London's 3%. Over a shop, the flat's meter can sit in a rear passage or a cupboard shared with the business, so access needs arranging before the day. In a terraced house, note any loft conversion or rear extension, since each adds circuits to the inspection. Where the house has been split into flats, each flat usually has its own meter and consumer unit, and the shared hall lighting runs from a separate landlord supply.

Someone needs to let the electrician in. We need every room, the consumer unit and any loft, garage or outbuilding that has power.

Parking

If parking is restricted near the property, tell us when you book and whether a visitor permit is available.

Licensing and landlord rules in Greenwich

From Royal Borough of Greenwich's own pages, checked 13 October 2026.

Greenwich licenses shared homes across the borough (1 January 2024 to 31 December 2028) and single-household lets in parts of Plumstead, Shooters Hill and Woolwich until 1 October 2027. A consultation on extending selective licensing to 18 wards closed on 12 October 2026, with a council decision expected around the end of 2026.

Greenwich asks for an EICR with HMO and selective licence applications.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

All EICR prices

Do I need a licence to let a property in Greenwich?

Shared homes need an additional licence anywhere in Greenwich. Single-household lets need a selective licence only in parts of Plumstead, Shooters Hill and Woolwich for now, though the council is considering extending that to 18 wards.

Landlord EICR guide

My flat is in a listed building on Greenwich Church Street. Can the EICR go ahead?

Yes. An EICR is a non-invasive inspection and needs no listed building consent. The electrician opens the consumer unit and a sample of accessories, tests the circuits and leaves everything as found. Consent questions arise only if the report leads to remedial work that alters historic fabric, such as new cable routes. Say the building is listed when you book, so any remedial quote takes that into account.

How soon can you visit Greenwich?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.

Will you test a garage, shed or garden room?

Yes, if it's supplied from the house's electrics. Tell us about it when you book so we allow the time, and it's included in the report with the rest of the installation.
