What to expect from an EICR in Charlton
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
Charlton Village, the census area behind these figures, has 2,855 households, and 53% of its homes are flats, close to London's 54%. Semi-detached houses make up 26%, against 19% across London. Council tax records spread the homes across the century, with 21% from before 1919, 24% from 1919 to 1939 and 15% from 1973 to 1999. That range means an EICR here can meet anything from a much rewired older house to a later flat whose circuits have changed little. The inspection looks at the consumer unit, RCD protection, and earthing and bonding to gas and water pipes, whatever the age.
Half of all households, 50%, rent from a council or housing association, against 23% across London, and only 17% rent privately, against 30%. Three-bedroom homes are common too, at 40% against 30%. A private let here may be a family-sized house or a flat that was once let by a social landlord. In a three-bedroom house, the inspection runs from the meter through every circuit, including any added for an extension. In a block owned by a council or housing association, the building's wiring is the freeholder's, and your EICR covers your flat's installation.
Listed buildings stand out here. Of the 15 within 300 m of the centre of Charlton, 4 are grade I, including Charlton House. The Church of St Luke with Holy Trinity is grade II*, and the Bugle Horn Inn is grade II. If your own home is listed, the inspection still needs no consent. Remedial work that alters historic fabric can, so raise listed status as soon as the report arrives, since the work is due within 28 days or sooner.

Licensing and landlord rules in Greenwich
From Royal Borough of Greenwich's own pages, checked 13 October 2026.
Greenwich licenses shared homes across the borough (1 January 2024 to 31 December 2028) and single-household lets in parts of Plumstead, Shooters Hill and Woolwich until 1 October 2027. A consultation on extending selective licensing to 18 wards closed on 12 October 2026, with a council decision expected around the end of 2026.
Greenwich asks for an EICR with HMO and selective licence applications.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Charlton
How much does an EICR cost in Charlton?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Do I need a licence to let a property in Greenwich?
Shared homes need an additional licence anywhere in Greenwich. Single-household lets need a selective licence only in parts of Plumstead, Shooters Hill and Woolwich for now, though the council is considering extending that to 18 wards.
Charlton has grade I listed buildings. Does that affect an EICR on a home near them?
Only if your own building is listed. Listing applies building by building, so being close to a listed building changes nothing for your EICR. If your home is listed, the inspection still needs no consent, because it is non-invasive. Listed building consent can come in for remedial work that alters historic fabric. Historic England's list shows whether a particular building is included.
How soon can you visit Charlton?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
Will you test a garage, shed or garden room?
Yes, if it's supplied from the house's electrics. Tell us about it when you book so we allow the time, and it's included in the report with the rest of the installation.
