What to expect from an EICR in Herne Hill
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
Herne Hill & Dulwich Park, the ONS census area used here, is mostly houses: only 27% of homes are flats, half London's 54%. Council tax records put most homes before 1919 and just 3% in the years since 2000. In houses that old, the original wiring has long gone. Its replacement may itself be several decades old, and may have been added to room by room. The electrician tests each circuit and notes where RCD protection is missing. The report also records where earthing and bonding to gas and water pipes fall short of the current standard.
Houses here are large. 50% of homes have four or more bedrooms, against 18% across London, and 32% are semi-detached, against 19%. A big house usually has more circuits to test and more fittings to inspect. Many also have a loft room or rear extension added since they were built. Some houses have been divided: flats in converted houses make up 15% of homes. In those, each flat usually has its own meter and board, plus a landlord supply for the shared hall. Herne Hill Baptist Church, grade II, is the only listed building within 300 m of the centre of Herne Hill.
Owner-occupiers make up 69% of households, against 45% across London. If you are letting a house you have lived in, arrange the EICR before the tenancy starts, so the first tenants receive a copy before they move in. On the day, the electrician works through every room, the loft and any garden office with power, switching circuits off in turn. A note of the room count and any outbuildings when booking means enough time is set aside for a house of this size.

Licensing and landlord rules in Southwark
From Southwark Council's own pages, checked 13 October 2026.
Southwark licenses shared homes across the borough until 1 March 2027, and single-household lets in 19 wards, from Rotherhithe and Surrey Docks to Peckham, Camberwell and Dulwich.
On the Southwark side of Herne Hill, addresses are mostly in Dulwich Village ward, which is outside the selective licensing area, so a home let to a single household there doesn't need a selective licence. Part of the area is in Lambeth: Herne Hill & Loughborough Junction ward is inside Lambeth's selective licensing area, so a single-household let there generally needs a Lambeth licence. Ward boundaries don't follow postcodes, so check the exact address with the council.
Southwark asks for an electrical safety certificate with licence applications.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Herne Hill
How much does an EICR cost in Herne Hill?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Do I need a licence to let a property in Southwark?
In most of Southwark, yes. Selective licensing covers 19 wards and smaller shared homes need an additional licence anywhere in the borough (that scheme runs to 1 March 2027).
My Herne Hill house has two consumer units. Is that a problem?
Not in itself. Larger older houses often end up with a second board after a partial rewire, an extension or a loft conversion. The EICR inspects and tests both, and checks how the second board is fed and protected. Labelling matters, and the report notes any board or circuit whose purpose is unclear. Mention the number of boards when booking, so the electrician allows enough time for both.
How soon can you visit Herne Hill?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
Will you test a garage, shed or garden room?
Yes, if it's supplied from the house's electrics. Tell us about it when you book so we allow the time, and it's included in the report with the rest of the installation.
