What to expect from an EICR in Putney
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
Putney West is the census neighbourhood used here, and 62% of its homes are flats, against 54% across London. Council tax records show an age profile close to London's: 33% before 1919, 22% between the wars and 21% from 1945 to 1972, so no single type of installation dominates. Each period leaves its own mark. Older houses are usually rewired in stages, and flats from the middle decades may keep an early replacement consumer unit. In recent flats, the extent of RCD protection depends on the year of fit-out, and the report records which circuits have it.
Within 300 m of the centre of Putney are 9 listed buildings, 2 of them grade II*. Among the grade II buildings are Newnes Public Library and Rosslyn Tower. If your flat is in a listed building, the inspection needs no consent, but remedial work that alters historic fabric can need listed building consent. Detached houses are more common than across London, at 10% against 6%, and 25% of homes have four or more bedrooms, against 18%. A larger house may have a garden room or workshop supplied from its consumer unit, and that supply is inspected with the house.
Practical access differs by building. In a purpose-built block, the meter may be in a landing cupboard or riser while the consumer unit is in the flat's hall, and the electrician needs both. In a converted house, which accounts for 13% of homes, the boards for several flats can share one cupboard, so it helps to know which is yours. Private renting is a little above average, at 36% against 30% across London. A tenant at home on the day should expect the power to go off for short spells during testing.

Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.

If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.
Parking
If parking is restricted near the property, tell us when you book and whether a visitor permit is available.
Licensing and landlord rules in Wandsworth
From Wandsworth Council's own pages, checked 13 October 2026.
Wandsworth licenses shared homes across the borough (1 July 2025 to 30 June 2030). Single-household lets need a selective licence in Furzedown, Tooting Bec, Tooting Broadway and South Balham, and since 1 April 2026 in East Putney, West Putney and Northcote.
Around Putney, most addresses are in Thamesfield, West Putney and East Putney wards. West Putney and East Putney are inside the selective licensing area, so a home let to a single household there generally needs a licence; Thamesfield is not. Ward boundaries don't follow postcodes, so check the exact address with the council.
Wandsworth asks for an electrical safety certificate when you apply.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Putney
How much does an EICR cost in Putney?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Do I need a licence to let a property in Wandsworth?
It depends on the ward. Shared homes need an additional licence anywhere in Wandsworth. Single-household lets need a selective licence in 7 wards: Furzedown, Tooting Bec, Tooting Broadway, South Balham, East Putney, West Putney and Northcote.
My Putney flat is heated from a shared plant room. Does the EICR include the heating?
Partly. The boiler plant, pumps and pipework belong to the building, and the freeholder arranges their maintenance and testing. Inside your flat, a heat interface unit, room thermostat or valve may be wired from your consumer unit, and that wiring and its connections are covered by your EICR. Communal or district heating serves 6% of homes in Putney West, so it is worth mentioning at booking.
How soon can you visit Putney?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
Does an EICR for my flat cover the communal areas?
No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
