What to expect from an EICR in Roehampton

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

In Roehampton North West, the census neighbourhood behind this page's figures, 85% of homes are flats in purpose-built blocks. Council tax records date 61% of homes to between 1945 and 1972 and 28% to between 1973 and 1999, with under 1% from before 1919. In blocks of that age, each flat's installation has been updated by whoever is responsible for it, at different times. One flat may have been fully rewired while the next keeps older circuits behind a replacement consumer unit. The EICR shows which you have.

Social renting is the largest tenure in Roehampton North West, at 56% of households against 23% across London. Private renting, at 21%, is below London's 30%. A privately let flat here may well belong to a leaseholder, in a block that also houses social tenants. The installation inside the flat is the leaseholder's to inspect. The freeholder looks after the landings, stair lighting and other shared supplies. So the thing to arrange before the visit is building access: an entrance key or fob, and the key to any locked meter cupboard.

There are 18 listed buildings within 300 m of the centre of Roehampton, 1 of them grade I and 8 grade II*. Roehampton House (at Queen Mary's Hospital) is the grade I building. Binley House, Downshire House and Charcot House are among the grade II* ones. An EICR in a listed building needs no consent. Remedial work that alters historic fabric can, so raise listed status as soon as the report arrives. In a block, the consumer unit is often in a hallway cupboard inside the flat, so keep it clear for the electrician.

Booking a visit in Roehampton

Getting in

Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.

Tenants

If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.

Parking

If parking is restricted near the property, tell us when you book and whether a visitor permit is available.

Licensing and landlord rules in Wandsworth

From Wandsworth Council's own pages, checked 13 October 2026.

Wandsworth licenses shared homes across the borough (1 July 2025 to 30 June 2030). Single-household lets need a selective licence in Furzedown, Tooting Bec, Tooting Broadway and South Balham, and since 1 April 2026 in East Putney, West Putney and Northcote.

Around Roehampton, most addresses are in Roehampton and West Putney wards. West Putney is inside the selective licensing area, so a home let to a single household there generally needs a licence; Roehampton is not. Ward boundaries don't follow postcodes, so check the exact address with the council.

Wandsworth asks for an electrical safety certificate when you apply.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Landlord EICR guide

My Roehampton flat is in a block built between 1945 and 1972. Could the wiring be original?

It could, though flats in blocks of that age have often been rewired since. Only the inspection will tell. The electrician records the condition of the cables, the consumer unit and its protective devices, and how far RCD protection reaches. Older wiring in sound condition can still give a satisfactory report. Where insulation has deteriorated, or protection falls short of the current standard, the report codes each point by risk and says what needs attention.

How soon can you visit Roehampton?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
