What to expect from an EICR in Stockwell
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
Stockwell South, the census neighbourhood used for this page, has 3,915 households. 82% of them live in flats and 42% of homes have two bedrooms, against 31% across London. Council tax records show two building periods doing most of the work: 44% of homes date from before 1919 and 27% from 1945 to 1972, against 17% across London. Almost nothing was built between 1973 and 1999, 3% in all. So an inspection here is usually of either a pre-1919 conversion or a post-war block, and the two behave differently on the day.
In the post-war blocks, the original installation is often still in place, with later additions on top. The report records where earthing, bonding or RCD protection falls short of the current standard and codes each point by risk. 15% of homes in Stockwell South are heated by electricity alone, a little above the 13% London figure. Storage heaters in those flats often run on a separate off-peak circuit, which the electrician tests like any other, and electric-only heating doesn't mean the building has no gas.
In the conversions, each flat usually has its own meter and consumer unit, and the electrician needs access to both. Stockwell Bus Garage, grade II*, is one of 10 listed buildings within 300 m of Stockwell station. The count covers only 300 m around Stockwell station, so check your own building's status before repairs are planned. 42% of homes are rented from a social landlord. Since the regulations now reach social lets too, a housing association or council flat needs the same five-yearly report as a private one.
Booking a visit in Stockwell
Getting in
Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.
Tenants
If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.
Parking
If parking is restricted near the property, tell us when you book and whether a visitor permit is available.
Licensing and landlord rules in Lambeth
From Lambeth Council's own pages, checked 13 October 2026.
Lambeth licenses single-household lets in every ward except Vauxhall and Waterloo and South Bank, after the second phase of its selective scheme started on 1 September 2025. Its borough-wide additional HMO scheme runs to 8 December 2026.
Around Stockwell, most addresses are in Stockwell East and Brixton North wards, both inside the selective licensing area, so a home let to a single household there generally needs a licence. Ward boundaries don't follow postcodes, so check the exact address with the council.
Lambeth asks for an EICR with selective licence applications and expects any C1 or C2 items to be put right.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Stockwell
How much does an EICR cost in Stockwell?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Do I need a licence to let a property in Lambeth?
In most of Lambeth, yes. Selective licensing covers every ward except Vauxhall and Waterloo and South Bank, and shared homes need an additional HMO licence anywhere in the borough until 8 December 2026.
My Stockwell flat has storage heaters on a separate meter. Does the EICR test that circuit?
Yes. The off-peak supply is part of the fixed installation, so the electrician inspects and tests it with the rest, including its own consumer unit if it has one. Make sure both meters and both units are reachable on the day. What the report doesn't do is judge the heaters themselves, only the wiring, protection and connections that feed them. If the off-peak unit is old and has no RCD protection where the current standard expects it, that is recorded and coded by risk.
How soon can you visit Stockwell?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
Does an EICR for my flat cover the communal areas?
No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
