What to expect from an EICR in Pimlico

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

Pimlico North is the census neighbourhood used for this page. It has 4,157 households, and 41% of its homes have one bedroom, against 21% across London. Council tax records date 86% of homes to before 1919, against 29% across London. Under 1% are from between the wars and only 7% from 2000 onwards. Wiring original to a building from before 1919 is long past its expected life, so homes here will almost all have been rewired at least once, often more. The electrician checks for old circuits left in service, consumer units without RCD protection, and bonding to gas and water pipes that falls short of the current standard.

Conversions set Pimlico North apart: 42% of homes are flats in converted houses, almost four times London's 11%. Each converted flat usually has its own meter and consumer unit, while the hall lights and door entry run from a landlord supply. Where conversions happened in stages, the boundaries can blur: a hall light wired from a flat, or a basement flat's meter in a shared cupboard. The inspection traces what serves your flat.

The Church of St Gabriel is grade II*, and Coleridge House, Chaucer House and the Former Denbigh Arms Public House are grade II. In all there are 21 listed buildings within 300 m of the centre of Pimlico, none at grade I and 2 at grade II*. The EICR needs no consent in a listed building, though remedial work that alters historic fabric can. In a converted house, say which floor the flat is on and where its meter is. Say too who holds the key to any shared cupboard, so the electrician can reach everything on the first visit.

Booking a visit in Pimlico

Getting in

Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.

Tenants

If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.

Central London fee

The £21.60 Central London fee applies to SW1V. It covers the congestion charge and the extra travel time, and it's shown in your price before you book.

Licensing and landlord rules in Westminster

From Westminster City Council's own pages, checked 13 October 2026.

Westminster now licenses most privately rented homes. Selective licensing has covered 15 of its 18 wards since 24 November 2025 (every ward except Pimlico South, St James's and Vincent Square), and a renewed borough-wide additional HMO scheme started on 31 August 2026.

Around Pimlico, most addresses are in Pimlico South and Pimlico North wards. Pimlico North is inside the selective licensing area, so a home let to a single household there generally needs a licence; Pimlico South is not. Ward boundaries don't follow postcodes, so check the exact address with the council.

Westminster's selective licence conditions say an EICR must be provided every 5 years.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms, plus the £21.60 Central London fee that applies to SW1V. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.

All EICR prices

Is there a Central London fee for SW1V?

Yes. SW1V is a Central London postcode, so a £21.60 fee including VAT is added to the price. It covers the congestion charge and the extra travel time, and it's shown before you book.

Do I need a licence to let a property in Westminster?

In most of Westminster, yes. Selective licensing covers every ward except Pimlico South, St James's and Vincent Square until 23 November 2030, and smaller shared homes need an additional HMO licence anywhere in the borough.

Landlord EICR guide

I own a whole converted house in Pimlico and let the flats. What needs inspecting?

Each let flat needs its own EICR, because each usually has its own meter and consumer unit. As freeholder you are also responsible for the landlord supply that feeds the stair lighting, door entry and any other shared equipment, and inspecting it at the same time is good practice. Booking everything for one visit keeps the reports consistent and lets the electrician trace any circuits that cross between a flat and the shared parts.

How soon can you visit Pimlico?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
