HMO quotation
What should you send so an HMO inspection can be quoted?
Tell us how the HMO is arranged: its distribution boards, private and shared areas, and access requirements. We will use those details to prepare a quotation for the inspection scope you need.

There is no HMO line on the rate card
HMO inspections are quoted for the building and the installation scope.
The current residential rate card has no HMO price line and no HMO surcharge.
An HMO is not priced by taking a studio figure and adding an occupancy or per-circuit fee. The quotation reflects the actual installation and agreed scope.
Flat and house prices, where they apply to those dwellings, are on the cost page. They are not an HMO tariff.
VAT on the published residential prices is 20%.
What actually changes the quotation
An HMO quotation depends on how the building is arranged: the boards, the extent to be inspected, and the access required.
Boards
Say how many distribution boards are in the inspection and where they are.
Extent
Say which flats, rooms and common parts are included.
Access
Say who can open doors, cupboards and occupied rooms.
What is not a fee
Confirm which installations and areas the quotation covers, and any access assumptions.
Inspection and later work are separate
The inspection produces the report. Remedial work, if the report requires it, is a later decision and is not included in the inspection price.
Commercial premises receive a site quotation reflecting the installation and access arrangements.
The HMO rules are not the price
Licensing and the HMO management rules are not the same document as the price of an inspection.
The HMO service explains the inspection enquiry. Check the relevant HMO licence conditions separately from your inspection quotation.
What to send with the request
| Send | Why it matters |
|---|---|
| Address and which parts are let | The extent is not obvious from the street address |
| Board locations | The inspection is priced from the installation, not from a headcount |
| Access arrangements | Occupied rooms and locked cupboards change the visit |
| Whether any part is a workplace | A commercial quotation is manual |
Where to go for each question
The HMO enquiry is HMO EICR certificates. Dwelling prices are the EICR cost page. A central London travel fee of £18 excluding VAT can apply to the published residential prices. Parking is variable and is not a fixed fee.
