Commercial
What decides the price of a commercial EICR quotation?
A shop, office or other commercial premises is not priced from the residential bedroom bands. The commercial service is where the inspection is arranged. This page only explains which facts can change the quotation.

The quotation is manual
Commercial EICR pricing is a manual quotation.
Automatic pricing is not used for a commercial EICR.
Your quotation sets out the agreed site scope, attendance arrangements and charges before you book.
Facts that can change the quotation
A manual quotation can take account of the distribution boards, the circuits, the size of the site, access, whether the premises stay occupied, isolation or shutdown constraints, parking or site logistics, and whether more than one site is in the same instruction.
None of those facts has a published unit price on this page. Two sites with the same floor area can need different time if one board is locked, the premises stay open, or the supply has to be isolated in stages.
| Fact | Why it can change the work | What this page does not do |
|---|---|---|
| Distribution boards | Each board is part of the installation that has to be reached | Price a board |
| Circuits | The number and type of circuits change how much is tested | Price a circuit |
| Site size and access | Distance, keys and locked rooms change the visit | Publish a survey fee |
| Occupied premises | Trading or occupied rooms limit when circuits can be isolated | Promise a night visit |
| Shutdown constraints | Isolation may have to be staged | Add a turnaround premium |
| Parking and logistics | Parking is variable and is not a fixed fee | Calculate parking |
| More than one site | Each site is its own inspection scope | Offer a multi-site tariff |
What to send before you ask for a price
A bedroom count cannot produce this quotation. A short description of the installation and the working day can.
1. Boards
Count the distribution boards you can find, and say where they are. Include a locked riser if someone else holds the key.
2. Circuits
A schedule, a photograph of the board, or a rough count is enough to start. This page still does not price a circuit.
3. Occupied or empty
Say whether people will keep working or trading during the visit. Occupied rooms change when circuits can be isolated.
4. Restricted rooms
Name plant rooms, stock rooms and any area that needs a second key or a second person.
5. What must stay on
Say which supplies cannot be switched off for long, if you already know. That is a shutdown constraint, not a night rate.
6. Hours and how many sites
Give the opening hours, and say whether the instruction is one unit or several sites.
Appointment windows, not a night rate
The published appointment windows are Morning 09:00–12:00, Afternoon 12:00–16:00 and After 4pm 16:00–19:00.
Ask the office to include any agreed out-of-hours charge in your quotation.
Residential bands, including what a low residential quote may leave out, are on the EICR cost guide. To ask for a commercial quotation, use the commercial EICR service.
