What to expect from an EICR in Regent's Park
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
The census figures here come from Camden Town & Mornington Crescent, the neighbourhood matched to this page, where 40% of homes have one bedroom, nearly twice London's 21%. Council tax records for the same area date 52% of homes to before 1919 and 21% to the years since 2000, with the rest in between. For an older flat, the EICR looks at how circuits from different rewires join up, and records where RCD protection or earthing falls short of the current standard. For a newer one, it is mostly a check on condition and on changes made since it was built.
Listed buildings are the standout. There are 53 within 300 m of the east side of Regent's Park. 10 of them are grade I, among them the Royal College of Physicians and Holy Trinity Church. The Church of St Mary Magdalene is one of 2 at grade II*. Listed buildings stand on Ulster Terrace, Albany Street, St Andrews Place and Upper Harley Street. The inspection needs no consent in any of them, but remedial work that alters historic fabric can need listed building consent, so check the grade before planning repairs.
Heating and building type both matter here. 20% of homes are heated by electricity only, against 13% across London, and 9% are flats above shops or in other converted buildings, three times London's 3%. Storage heaters often have their own off-peak circuit, and panel heaters run for long periods, so the circuits feeding them are checked for heat damage. In a flat over a business, the meter may sit in the business's own space, which affects access. NW1 also reaches into Westminster, though the EICR itself does not change across the boundary.
Booking a visit in Regent's Park
Getting in
Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.
Tenants
If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.
Parking
If parking is restricted near the property, tell us when you book and whether a visitor permit is available.
Licensing and landlord rules in Camden
From Camden Council's own pages, checked 13 October 2026.
Camden licenses shared homes across the whole borough. Its third borough-wide additional HMO scheme runs from 8 December 2025 to 8 December 2030. There is no selective licensing, so a flat or house let to a single household does not need a Camden licence.
On the Camden side of Regent's Park, addresses are mostly in Regent's Park ward. Camden Council has no selective licensing, so a home let to a single household there doesn't need one. Part of the area is in Westminster: Regent's Park ward is inside Westminster's selective licensing area, so a single-household let there generally needs a Westminster licence. Ward boundaries don't follow postcodes, so check the exact address with the council.
Camden's licence conditions require a current test certificate for the fixed electrical installation.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Regent's Park
How much does an EICR cost in Regent's Park?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Is there a Central London fee for NW1?
No. The £21.60 Central London fee only applies to EC and WC postcodes, W1, SE1 and SW1. NW1 pays the standard price.
Do I need a licence to let a property in Camden?
Only if it's shared. A home let to people from more than one household usually needs an HMO licence anywhere in Camden (additional licensing runs to 8 December 2030). A flat let to one household doesn't need a licence, but it still needs a valid EICR.
My flat is in a grade I listed building near Regent's Park. What needs agreeing before remedial work?
Listed building consent, if the work alters historic fabric. The EICR itself is non-invasive and needs no consent. Repairs are different: new cable routes, chased walls or a relocated consumer unit can affect protected features. Because remedial work is due within 28 days or sooner, raise the listing as soon as the report arrives and speak to the council early, before any work starts.
How soon can you visit Regent's Park?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
Does an EICR for my flat cover the communal areas?
No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
