What to expect from an EICR in Upper Edmonton

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

Upper Edmonton West is the census neighbourhood behind this page, with 3,390 households, and purpose-built flats are its largest home type at 54%, against 40% across London. Council tax records show homes from every period: 14% before 1919, 22% from 1919 to 1939, 22% from 1945 to 1972 and 12% since 2000. So neighbouring homes can have installations decades apart. A block from 1945 to 1972 may have been rewired since, though not always every flat at the same time. A house from before 1939 may have been rewired in stages. Whatever the age, the report sets out each shortfall against the current standard and gives it a code by risk.

Social renting is what stands out. 42% of households rent from a council or housing association, against 23% across London, and only 27% own their home. If you let a leasehold flat in a block owned by a council or housing association, the EICR duty for that flat is entirely yours, even though the freeholder runs the building. The freeholder's own testing covers its wiring, not the installation inside your flat. The freeholder may also control the meter cupboards and the entry system, so it pays to arrange access through them well before the visit.

The legal side is the same for a leaseholder as for any landlord. If the report codes anything C1 or C2, the remedial work must be done within 28 days, or sooner if the report says so, and any FI item must be investigated in the same time. Once the work is finished, get written confirmation from the electrician and send it to your tenant and to the council within 28 days of completion. Keep it with the EICR. The report itself stays as issued, so the two documents together show the installation is now in order.

Parking

If parking is restricted near the property, tell us when you book and whether a visitor permit is available.

Licensing and landlord rules in Enfield

From Enfield Council's own pages, checked 13 October 2026.

Enfield licenses shared homes across the borough (since 1 September 2025) and, since 1 September 2026, single-household lets in 17 wards, including Edmonton Green, Palmers Green, Southgate and Bowes.

Around Upper Edmonton, most addresses are in Upper Edmonton, Haselbury and Edmonton Green wards, all inside the selective licensing area, so a home let to a single household there generally needs a licence. Ward boundaries don't follow postcodes, so check the exact address with the council.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Do I need a licence to let a property in Enfield?

Landlord EICR guide

My Upper Edmonton flat has storage heaters on an off-peak supply. What does the EICR check?

Mainly the circuits that feed them. Storage heaters charge for hours at a time, often from a separate off-peak circuit, so the electrician checks that each circuit's cable and protective device suit that load and looks for heat damage at terminals and connection units. A fault inside a heater is an appliance problem rather than part of the fixed wiring. Here, 17% of homes are heated by electricity only, against 13% across London.

How soon can you visit Upper Edmonton?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.

Will you test a garage, shed or garden room?

Yes, if it's supplied from the house's electrics. Tell us about it when you book so we allow the time, and it's included in the report with the rest of the installation.
