EICR Code FAQs

EICR Report Codes Explained: Common Questions

These FAQs explain the most common EICR codes, including C1, C2, C3 and FI, and what London landlords, homeowners and businesses should do if their electrical report is unsatisfactory.

What do C1, C2, C3 and FI mean on an EICR report?

C1 means danger is present and urgent action is normally needed. C2 means potentially dangerous and usually makes the EICR unsatisfactory. C3 means improvement is recommended but it does not normally fail the report by itself. FI means further investigation is required before the electrician can confirm whether the installation is safe.

Does a C2 code mean my EICR has failed?

Yes, in most cases a C2 observation means the EICR is unsatisfactory. The issue is considered potentially dangerous, so remedial work is normally required before the report can be treated as satisfactory.

Does a C3 code fail an EICR certificate?

A C3 code does not normally fail an EICR certificate on its own. It means improvement is recommended, usually because the installation does not meet current best practice. However, it should still be reviewed, especially if several C3 observations appear on the report.

What does FI mean on an EICR report?

FI means further investigation. The electrician has found something that needs more testing, access or fault tracing before a safe conclusion can be made. FI observations often make the EICR unsatisfactory until the investigation is completed.

Is no RCD protection always a failed EICR?

Not always. No RCD protection can be coded as C2 or C3 depending on the circuit, location and risk. It is more likely to be C2 for socket circuits, bathroom circuits, concealed cables or areas where additional protection is required for safety.

Is an old fuse board an automatic EICR fail?

An old fuse board is not automatically a fail. The electrician will consider its condition, whether live parts are exposed, whether RCD protection is missing, whether circuits are correctly protected and whether the board is safe for continued use.

What should I do if my EICR report is unsatisfactory?

If your EICR is unsatisfactory, you should review the observations, identify any C1, C2 or FI items, and arrange remedial work with a qualified electrician. For a faster quote, send the failed EICR report and a clear photo of the fuse board.

Can a landlord rent a property with a failed EICR?

If the report is unsatisfactory, the landlord will usually need to arrange remedial work and keep written confirmation that the required work has been completed. The exact obligation depends on the report findings and the property situation.

How much does EICR remedial work cost in London?

The cost depends on the fault, access, consumer unit condition, circuit layout and materials required. Small fixes such as sockets or blanking plates may be lower cost, while consumer unit upgrades, bonding work or fault tracing can cost more.

What should I send to get an EICR remedial quote?

Send the failed EICR certificate, any photos provided by the engineer, a clear image of the fuse board and the property address. This helps the electrician understand the issue and provide a more accurate remedial work quote.
