Inspection prices
What does an EICR inspection quote cover?
Compare the inspection scope before comparing prices. A useful EICR quotation identifies the property, installation, testing and report, and explains any access assumptions or work priced separately.

What the inspection quotation is for
The written residential price is for the inspection and the condition report on a flat or a house in the bedroom bands the cost page lists. The visit examines the existing installation and produces the report. It is not a promise to repair what the report later names.
VAT is shown with that price. A central London travel fee is added only where the postcode rule on the cost page applies. Parking is not a fixed fee inside that quotation. It is dealt with for the visit, and it is not calculated in advance.
The extent of the inspection is also a practical matter. Locked cupboards, furniture, or circuits that cannot be isolated become limitations on the report. A quotation assumes a domestic flat or house that can be inspected. It does not promise that every concealed part will be opened.
What sits outside a standard residential quote
- Remedial work named later on the report. That is quoted from the observations, not from the bedroom band.
- A commercial or mixed-use inspection. That is a manual quotation. A shop is not priced as a large flat.
- A second visit to investigate a limitation, if the first report could not reach part of the installation.
- A price taken from an old article, including this address, or an average of other companies.
- A promise that a 2025 figure is still the figure.
Inspection cost and remedial cost
Keep the two numbers apart. The inspection cost is known before the visit, from the property type, the bedroom band and the postcode rule. The remedial cost is not known until the observations exist. Asking for one combined figure before the inspection is asking for a guess.
If you already hold a report, send the observation lines when you ask about repairs. The bedroom band that priced the inspection will not price the repair.
How to compare two quotations
Compare them only when both are for the inspection, on the same property type and the same bedroom band. A quotation that includes repairs, a commercial premises, or an unspecified average is a different job. Ask which band was used before you treat a lower number as the same service.
A 2025 price found on the internet is not the current Codeex rate card. Search results still show old guides with wide ranges. If a quotation you were given does not match the cost page, ask which property type and bedroom band it used before you compare it with a number from the internet.
Current residential figures are kept on the EICR cost page. How those figures are assembled in the calculator is explained under how the EICR calculator works.
