Inspection prices
How do I calculate an EICR cost in London?
Choose flat or house, then the bedroom band, then the postcode. The written prices sit on the EICR cost page. This article explains how that estimate is produced, and what it refuses to produce.

What you enter
The calculator asks four things. Leave one out and it does not invent the missing answer.
- Property type. Flat or house are the two domestic types it prices. Commercial is a third choice, and it stops the automatic figure.
- Bedroom band. A flat uses the studio, one, two, three, or four-or-more bedroom bands. A house uses one, two, three, four, or five-or-more bedrooms. A two-bedroom flat and a two-bedroom house are not the same band.
- Postcode. A central London travel fee is added only when that postcode is valid and central. An invalid postcode does not complete the estimate.
- Parking. Parking is recorded for the visit and is not turned into a fixed amount. If parking is not organised, or you are not sure, the visit still needs that question answered. It is not a line in the arithmetic.
Three properties, three different results
- A flat: choose flat, then the bedroom band. Studio is its own band. Four or more bedrooms share the top flat band. Then enter the postcode.
- A house: choose house. There is no studio band. The bands run from one bedroom to five or more. A house and a flat with the same bedroom count do not share a band.
- A shop, office or mixed-use premises: choose commercial. The domestic bands stop. The next step is a manual quotation, not a bedroom figure with a different label.
What the figure includes
The result shows the inspection estimate before VAT and the total with VAT. The rate is the one used on the EICR cost page. It is not a separate London surcharge.
The figure is the residential inspection estimate for the type and bedroom band you entered, plus the central London travel fee only where the postcode rule applies. Two homes with the same bedroom count are not the same estimate when one postcode is central and the other is not.
It is not a confirmed appointment. Booking asks for a visit. The visit is confirmed separately.
What the calculator will not price
Commercial premises are a manual quotation. A shop, an office or mixed-use premises are not given an automatic figure. Do not force a flat band onto a commercial premises to see a number.
Remedial work is not in the inspection estimate. If a report already exists, the repair is quoted from the observations, not from the bedroom band. The inspection estimate and the repair are different jobs, even when they are discussed on the same day.
An average of other companies' prices is not this estimate. A range copied from an old article is not this estimate either.
After you have the estimate
- If the property is a flat or a house and the postcode is valid, use the figure as the inspection estimate and book the visit if you want it.
- If the premises are commercial or mixed use, ask for a manual quotation.
- If you need the repair priced, send the observation lines. The bedroom band will not answer that.
- If the postcode will not validate, correct it before comparing the figure with another quotation.
The figures themselves are on the EICR cost page. The same questions are on the EICR price calculator. What a quotation covers, and what it leaves out, is explained under what an EICR inspection quote covers.
