Before the inspection
Will a visible clue tell you the EICR result before the inspection?
No. A modern look, an older consumer unit, a previous report, a refurbishment, a move-in date, the age of the building, or one known defect does not set the result before the inspection.
Reviewed 6 October 2026 by Michael (Technical Supervisor) and George Opsenica (Director, Codeex Maintenance Ltd). General guidance, not a reading of your own report and not legal advice.

What actually sets the result
The report records the condition found and the observations made on the agreed extent.
The electrician assesses the actual installation and records the relevant findings and codes.
Seven clues that do not decide the report
The property looks modern
A modern finish tells you the rooms have been decorated or fitted out.
It does not tell you the condition of the wiring, the boards or the earthing behind that finish.
Photograph each consumer unit you can already open, and say which floors the visit should cover.
The consumer unit is older
An older consumer unit tells you the board looks dated.
It does not tell you that the installation will be unsatisfactory, or that it will be satisfactory.
Send a clear photograph of the board, including any labels you can read, with the request.
There is a previous satisfactory report
A previous satisfactory report tells you what was recorded on that earlier visit.
It is not the result of the next inspection.
If you still have that report, send it with the inspection request.
The property was recently refurbished
A recent refurbishment tells you that decorating or building work has taken place.
It does not tell you that the electrical installation was replaced, or that it was left unchanged.
Say what electrical work you know about, and send any paperwork for that work if you have it.
A tenant is moving in soon
A tenant moving in soon tells you that the date matters to the let.
The move-in date does not set the inspection result.
Send the address, how access will work, and any earlier report. Ask the office about the earliest available visit.
The property is old
An old building tells you the property has stood for a long time.
Age does not assign a satisfactory or unsatisfactory result.
Say what you know about later electrical work, and which boards you can point to.
One defect is already known
One known defect tells you that item should be on the brief.
It does not describe the rest of the installation, and it does not decide the remedial work.
Describe the defect and where it is, and send any earlier report that mentions it.
What to do with the clue
Codes, the steps after an unsatisfactory report, and remedial work each have their own pages.
