What to expect from an EICR in Covent Garden
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
Covent Garden's figures come from the Strand, St James & Mayfair census neighbourhood. Of its 3,432 households, only 24% own their home, against 45% across London. Council tax records show the largest share of homes, 54%, were built before 1919. In a building that old the original wiring is usually long gone. Its replacement may itself have been done in stages over many years, so circuits of quite different ages can sit side by side. The EICR checks earthing, main bonding and RCD protection across all of them.
12% of homes in the neighbourhood are flats above shops or in other converted buildings, four times London's 3%. Where a flat sits over a shop, restaurant or office, the meter can be inside the business, and the route of the flat's supply is not always obvious. The electrician needs to see where your installation begins, so the commercial premises may need to be open, or a key arranged with the occupier. Your report covers your flat's installation. The business's wiring is the occupier's responsibility, and any faults found there are for them to deal with.
Neal Street, Monmouth Street, Henrietta Street and King Street all have listed buildings, part of 211 within 300 m of Covent Garden, 3 grade I and 17 grade II*. The Royal Opera House is grade I, while the Covent Garden Market Building and The Garrick Club are grade II*. In a listed building the inspection itself needs no consent, but new cable runs or a moved consumer unit can alter historic fabric and may need listed building consent. WC2 also covers part of Camden, so give the full address.
Booking a visit in Covent Garden
Getting in
Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.
Tenants
If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.
Central London fee
The £21.60 Central London fee applies to WC2. It covers the congestion charge and the extra travel time, and it's shown in your price before you book.
Licensing and landlord rules in Westminster
From Westminster City Council's own pages, checked 13 October 2026.
Westminster now licenses most privately rented homes. Selective licensing has covered 15 of its 18 wards since 24 November 2025 (every ward except Pimlico South, St James's and Vincent Square), and a renewed borough-wide additional HMO scheme started on 31 August 2026.
On the Westminster side of Covent Garden, addresses are mostly in St James's ward, which is outside the selective licensing area, so a home let to a single household there doesn't need a selective licence. Part of the area is in Camden: Holborn & Covent Garden ward is outside Camden's selective licensing area. Ward boundaries don't follow postcodes, so check the exact address with the council.
Westminster's selective licence conditions say an EICR must be provided every 5 years.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Covent Garden
How much does an EICR cost in Covent Garden?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms, plus the £21.60 Central London fee that applies to WC2. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Is there a Central London fee for WC2?
Yes. WC2 is a Central London postcode, so a £21.60 fee including VAT is added to the price. It covers the congestion charge and the extra travel time, and it's shown before you book.
Do I need a licence to let a property in Westminster?
In most of Westminster, yes. Selective licensing covers every ward except Pimlico South, St James's and Vincent Square until 23 November 2030, and smaller shared homes need an additional HMO licence anywhere in the borough.
My flat is on Neal Street, which has listed buildings. Does that affect the EICR?
Not the inspection. An EICR needs no consent, even in a listed building on Neal Street, because nothing is altered. If the report then requires remedial work, changes that touch historic fabric can need listed building consent. Mention the listing when you book, so any work can be planned with the consent process in mind and still meet the deadline of 28 days or sooner.
How soon can you visit Covent Garden?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
Does an EICR for my flat cover the communal areas?
No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
