What to expect from an EICR in Holborn
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
Holborn's census figures are those of Holborn, St Giles & Bloomsbury South, a neighbourhood of 3,100 households where 49% of homes have one bedroom, against 21% across London. Council tax records date 45% of homes to before 1919 and only 17% to 2000 or later. In a small flat in an old building, the installation may be compact but have a long history, with the consumer unit replaced at one time and circuits renewed at another. The EICR tests every circuit and records where RCD protection, earthing or main bonding falls short of the current standard.
Listed status is worth checking early. There are 90 listed buildings within 300 m of the centre of Holborn, 9 of them grade I and 15 grade II*. New Hall, New Hall Library, The Law Society and the Former Public Record Office are all grade II*, and New Square and Carey Street both have listed buildings. An EICR is non-invasive and needs no consent, even in a grade I building. If the report requires remedial work, such as a new circuit or a relocated consumer unit, changes to historic fabric may need listed building consent before work starts.
Heating adds to the visit. 22% of homes in the neighbourhood rely on electricity alone and 10% on communal or district heating only, against 13% and 3% across London. Storage heaters often run on a separate off-peak circuit. The EICR also covers the wiring that feeds a heat interface unit, so the electrician needs to reach both. Let the porter or managing agent know about the visit if they hold keys. WC2 also takes in part of Westminster, so give the full address.

Getting in
Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.
Tenants
If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.
Central London fee
The £21.60 Central London fee applies to WC2. It covers the congestion charge and the extra travel time, and it's shown in your price before you book.
Licensing and landlord rules in Camden
From Camden Council's own pages, checked 13 October 2026.
Camden licenses shared homes across the whole borough. Its third borough-wide additional HMO scheme runs from 8 December 2025 to 8 December 2030. There is no selective licensing, so a flat or house let to a single household does not need a Camden licence.
On the Camden side of Holborn, addresses are mostly in Holborn & Covent Garden ward. Camden Council has no selective licensing, so a home let to a single household there doesn't need one. Part of the area is in Westminster: St James's ward is outside Westminster's selective licensing area. Ward boundaries don't follow postcodes, so check the exact address with the council.
Camden's licence conditions require a current test certificate for the fixed electrical installation.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Holborn
How much does an EICR cost in Holborn?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms, plus the £21.60 Central London fee that applies to WC2. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Is there a Central London fee for WC2?
Yes. WC2 is a Central London postcode, so a £21.60 fee including VAT is added to the price. It covers the congestion charge and the extra travel time, and it's shown before you book.
Do I need a licence to let a property in Camden?
Only if it's shared. A home let to people from more than one household usually needs an HMO licence anywhere in Camden (additional licensing runs to 8 December 2030). A flat let to one household doesn't need a licence, but it still needs a valid EICR.
Does the EICR on my Holborn flat test the appliances I supply?
No. An EICR covers the fixed installation: the consumer unit, wiring, sockets, switches, lights, and the circuits and connections that feed fixed equipment such as an oven or immersion heater. Portable appliances you provide, such as a kettle, fridge or toaster, are checked by a separate portable appliance test. That is good practice for a furnished let, but the EICR duty itself covers the fixed wiring only.
How soon can you visit Holborn?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
