What to expect from an EICR in Euston

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

Euston's census neighbourhood shares its name. Of its 2,719 households, 67% rent from a social landlord, nearly three times London's 23%. Council tax records date half the homes to 1945 to 1972, and only 11% to before 1919, against 29% across London. A flat in a block from those years may have been rewired since it was built, sometimes in a wider refurbishment and sometimes flat by flat. Some still have much of their original wiring. The EICR looks at what was replaced and what was not: the consumer unit, how far RCD protection reaches, and the earthing and bonding back to the building's supply.

Some flats in blocks owned by a social landlord have been sold on long leases, and some of those are let privately. 20% of households in Euston rent from a private landlord, against 30% across London. If yours is one, the EICR for your flat is your duty as its landlord. The freeholder looks after the landlord supply for the corridor lighting and door entry. Your report starts at your flat's meter, and any checks the freeholder arranges on the building do not replace it.

Eversholt Street has listed buildings, and there are 24 within 300 m of Euston, 1 grade I and 3 grade II*. The Church of St Pancras is grade I, and The Royal George, the Crown and Anchor Public House and Bentham House are grade II. In a block, the meter is often in a riser or meter room that a caretaker or concierge opens, so arrange that before the visit. NW1 also covers part of Westminster, so give the full address with the block name and flat number.

Booking a visit in Euston

Getting in

Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.

Tenants

If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.

Parking

If parking is restricted near the property, tell us when you book and whether a visitor permit is available.

Licensing and landlord rules in Camden

From Camden Council's own pages, checked 13 October 2026.

Camden licenses shared homes across the whole borough. Its third borough-wide additional HMO scheme runs from 8 December 2025 to 8 December 2030. There is no selective licensing, so a flat or house let to a single household does not need a Camden licence.

Around Euston, most addresses are in Regent's Park and St Pancras & Somers Town wards. Camden Council has no selective licensing, so a home let to a single household there doesn't need one. Ward boundaries don't follow postcodes, so check the exact address with the council.

Camden's licence conditions require a current test certificate for the fixed electrical installation.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Euston

How much does an EICR cost in Euston?

From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.

All EICR prices

Is there a Central London fee for NW1?

No. The £21.60 Central London fee only applies to EC and WC postcodes, W1, SE1 and SW1. NW1 pays the standard price.

Do I need a licence to let a property in Camden?

Only if it's shared. A home let to people from more than one household usually needs an HMO licence anywhere in Camden (additional licensing runs to 8 December 2030). A flat let to one household doesn't need a licence, but it still needs a valid EICR.

Landlord EICR guide

My Euston flat is in a block built between 1945 and 1972. Will the consumer unit have to be replaced?

Not necessarily. An older consumer unit is not a failure in itself. The report codes what it finds: C1 for danger present, C2 for potentially dangerous, C3 for improvement recommended, and FI where further investigation is needed. C1 and C2 items must be put right, and FI items investigated, within 28 days or sooner. If a code relates to your consumer unit, the report explains why.

How soon can you visit Euston?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
