What to expect from an EICR in Canning Town

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

Canning Town South & Bow Creek is the census neighbourhood used here, and 78% of its homes are flats, with terraced houses making up another 14%. Council tax records date 69% of homes to 2000 or later, nearly four times London's 18%, with 17% from 1945 to 1972 and 6% before 1919. So most inspections here are of recent installations. A flat wired from about 2008 usually has wide RCD protection, but one finished in the early 2000s may have it on the sockets only. The older homes have more to say. A house from 1945 to 1972 may have been partly rewired, and the report records where earthing or bonding falls short of the current standard.

Private renting is well above the London level: 46% of households rent from a private landlord, against 30%. Put that beside how new the homes are, and many lets here are of recent flats. A flat that new has an electrical installation certificate from when it was finished. The first EICR is usually due when that certificate's next inspection date arrives. The electrician compares what the flat has now with what was installed: an added socket, a new hob or oven connection, a replacement extractor fan. Alterations made since handover are checked as closely as the original work, and anything that falls short is coded by risk.

Houses bring their own checks. In a terraced or semi-detached house, anything supplied from it is part of the installation, so a garden office, outside lighting or a rear extension adds to the visit. Flats need different preparation: confirm whether the consumer unit is in the flat or in a cupboard off the landing, and who can open the meter room. Just one listed building stands within 300 m of the centre of Canning Town: the Royal Oak Public House, grade II. A listed home further along E16 would not show in that count, so confirm your own building's status before any repairs.

Getting in

Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.

Tenants

If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.

Parking

If parking is restricted near the property, tell us when you book and whether a visitor permit is available.

Licensing and landlord rules in Newham

From Newham Council's own pages, checked 13 October 2026.

Newham licenses almost every privately rented home. Selective and additional licensing cover 22 of its 24 wards (all except Royal Victoria and Stratford Olympic Park), running to 31 May 2028 and 31 December 2027.

Around Canning Town, most addresses are in Canning Town North and Canning Town South wards, both inside the selective licensing area, so a home let to a single household there generally needs a licence. Ward boundaries don't follow postcodes, so check the exact address with the council.

Newham states that an EICR is required every 5 years.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Do I need a licence to let a property in Newham?

Almost certainly, unless the home is in Royal Victoria or Stratford Olympic Park ward. Everywhere else in Newham, single-household lets need a selective licence and smaller shared homes need an additional licence.

Landlord EICR guide

My Canning Town flat has electric panel heaters rather than storage heaters. Does the EICR treat them differently?

Only slightly. Panel heaters usually run from the ordinary circuits or a dedicated circuit, while storage heaters often have their own off-peak circuit. Either way, the EICR checks the fixed wiring that feeds them: the cable, the protective device, and the fused connection unit or outlet for each heater, looking for loose terminals or heat damage. The heaters themselves are appliances, so they aren't tested as part of the installation.

How soon can you visit Canning Town?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.

Does an EICR for my flat cover the communal areas?

No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
