What to expect from an EICR in the Royal Docks
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
In Canning Town South & Bow Creek, the census area the Royal Docks fall in, 32% of homes have one bedroom, against 21% across London. Terraced houses make up 14%, and council tax records put just 6% of homes before 1919. Most of the housing is recent. A recent installation usually has a modern consumer unit and wide RCD protection, though a flat from the early 2000s may have it on the sockets only. The EICR still inspects and tests every circuit. In practice, attention turns to damage, overheating at accessories, and any alterations since the flat was first wired, such as added sockets or a replaced kitchen.
Heating sets the area apart. 31% of homes use electricity only and 12% use communal or district heating, against 13% and 3% across London. Electric heaters and water heating draw heavy current for long spells, so terminals and protective devices on those circuits get a close look. A flat on a heat network usually has a heat interface unit, and the EICR covers the wiring that feeds it and any room controls wired from the flat's consumer unit. Private renting is high too, at 46% of households against 30% across London. Furnished lets often come with plug-in heaters and appliances, which sit outside the fixed installation.
Access is the practical point in a managed block. The electrician needs the flat, its consumer unit and the meter, which may be in a riser or intake room behind a locked door. Arranging that with the managing agent before the day avoids a wasted trip. If the flat has a heat interface unit, its isolator is often in the same cupboard, and that needs to be reachable too. The two listed buildings within 300 m of Custom House are Warehouse K and Warehouse W, both grade II. The count covers only that radius, so check your own building's status before repairs are planned.
Booking a visit in the Royal Docks
Getting in
Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.
Tenants
If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.
Parking
If parking is restricted near the property, tell us when you book and whether a visitor permit is available.
Licensing and landlord rules in Newham
From Newham Council's own pages, checked 13 October 2026.
Newham licenses almost every privately rented home. Selective and additional licensing cover 22 of its 24 wards (all except Royal Victoria and Stratford Olympic Park), running to 31 May 2028 and 31 December 2027.
Around the Royal Docks, most addresses are in Custom House and Royal Victoria wards. Custom House is inside the selective licensing area, so a home let to a single household there generally needs a licence; Royal Victoria is not. Ward boundaries don't follow postcodes, so check the exact address with the council.
Newham states that an EICR is required every 5 years.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Royal Docks
How much does an EICR cost in the Royal Docks?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Do I need a licence to let a property in Newham?
Almost certainly, unless the home is in Royal Victoria or Stratford Olympic Park ward. Everywhere else in Newham, single-household lets need a selective licence and smaller shared homes need an additional licence.
Does the EICR on my Royal Docks flat cover the appliances I provide with the let?
Not the plug-in ones. An EICR covers the fixed installation: the consumer unit, wiring, sockets, lights and anything wired in, such as an oven, an extractor fan or a fixed heater. Kettles, lamps, portable heaters and other plug-in items are checked by portable appliance testing, which is a separate service. For a let with your own appliances, having both done gives you a record for the wiring and for the items you provide.
How soon can you visit the Royal Docks?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
