What to expect from an EICR in Hackney
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
In the Hackney Central census neighbourhood, 87% of homes are flats. They come in three forms: purpose-built blocks, converted houses, and flats above shops or in other converted buildings. Council tax records date 53% of homes to before 1919 and only 3% to between the wars. A building that old has been rewired at least once, and the flats inside a divided house were often wired separately when it was split. The EICR checks the condition of each layer of work and records where earthing, bonding or RCD protection falls short of the current standard.
Conversions are the standout. 23% of homes are flats in converted houses, about twice London's 11%, and 10% are flats above shops or in other converted buildings, against 3%. Where a house has been split, each flat normally runs from its own meter and consumer unit, with a landlord supply covering the shared hall and door entry. Above a shop, the arrangement is less predictable. The flat's meter may be inside the commercial unit or in a shared intake. The electrician needs to reach it to test the incoming supply and the main earth.
Listed buildings stand nearby too: 15 within 300 m of the centre of Hackney. The Hackney Empire is grade II*, and Hackney Town Hall and Circle House are grade II, with others on Mare Street and Hackney Grove. If your building is on the list, the EICR goes ahead as normal. Plan any remedial work with care, though, as altering historic fabric can need listed building consent. Not in itself. Mixed wiring is normal in buildings that have been rewired in stages. The electrician checks that older and newer circuits are both properly protected, that earthing is continuous through both, and that any older cable is in sound condition. Anything that falls short is coded C1, C2 or C3, and only C1, C2 or FI items make the report unsatisfactory.
