What to expect from an EICR in Shoreditch
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. The neighbourhood data provides context; it cannot establish the condition of an individual property.
In Columbia Road, the census area for Shoreditch, 16% of homes are terraced houses and most of the rest are flats in purpose-built blocks. Council tax records spread the building ages widely. 27% of homes date from 1945 to 1972 and 24% from 1973 to 1999, both above London's 17% and 13%, while only 12% are from 2000 onwards. A block flat from either of the older periods may still have an older consumer unit, or circuits without RCD protection where the current standard expects it. The bonding to gas and water pipes is checked as well.
Social renting is the stand-out figure, at 45% of households against 23% across London. A leaseholder letting a flat here may well share the block with council or housing association tenants. In that case the freeholder runs the communal electrics, and your flat's installation usually starts at its own meter. Small homes are common too: 33% have one bedroom, against 21% across London. A small flat has fewer circuits, but each one gets the same inspection and tests. Its consumer unit is often in a hallway cupboard, which needs to be clear on the day.
St Chad's Vicarage, grade II*, is one of 14 listed buildings within 300 m of Hackney Road. Columbia Market Nursery School, Sivill House and Sunbury Workshops are among the grade II buildings. The EICR itself needs no consent. If your building is listed and the report calls for remedial work, mention it early, because changing historic fabric can need listed building consent. In a flat above a shop or in another converted building, the meter can sit in the shop or a basement, so arrange access with whoever holds the key.

If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.
Parking
If parking is restricted near the property, tell us when you book and whether a visitor permit is available.
Licensing and landlord rules in Tower Hamlets
From Tower Hamlets Council's own pages, checked 13 October 2026.
Tower Hamlets licenses shared homes across the borough (additional HMO licensing, 1 April 2024 to 31 March 2029). Its selective licensing scheme for Weavers, Whitechapel and Spitalfields and Banglatown ended on 30 September 2026. The council says it is considering options for a new scheme, and licences already issued stay valid until they expire.
On the Tower Hamlets side of Shoreditch, addresses are mostly in Weavers and Bethnal Green West wards. Tower Hamlets Council has no selective licensing, so a home let to a single household there doesn't need one. Part of the area is in Hackney: Haggerston ward is outside Hackney's selective licensing area. Ward boundaries don't follow postcodes, so check the exact address with the council.
Tower Hamlets asks for an electrical safety certificate with licence applications for flats and HMOs.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Do I need a licence to let a property in Tower Hamlets?

Tower Hamlets Council: check property licensingLandlord EICR guide
My Shoreditch flat is in a block from 1945 to 1972. Why does the electrician need to see the gas and water pipes?
To check the main bonding. Main bonding conductors connect the incoming metal gas and water pipes to the main earthing terminal, so that during a fault the pipes stay at a similar voltage to the earthed metalwork around them. In a flat of this age, the bonding may be undersized, missing or disturbed by later plumbing work. The report codes any shortfall by risk, so make sure the pipes can be reached where they enter.
How soon can you visit Shoreditch?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
