What to expect from an EICR in Bethnal Green

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

In Bethnal Green North West, the census neighbourhood used for this page, 91% of homes are flats. Council tax records spread their ages fairly evenly: 17% before 1919, 18% between the wars, 25% from 1945 to 1972, 17% from 1973 to 1999 and 23% since 2000. So each EICR depends on the building rather than the area. A flat built before 1939 will have been rewired, often in stages. One from 1945 to 1972 may have a newer consumer unit in front of older circuits. Wiring installed from 2008 onwards usually has wide RCD protection, which shortens the list of things to chase.

Tenure here splits almost three ways. 37% of households rent privately, 35% rent from a social landlord and 26% own their home, against 45% owning across London. Where a leaseholder lets a flat in a block managed by a social landlord, the leaseholder arranges the EICR, and it covers the flat from its consumer unit to every circuit inside. Landing lights, door entry and other shared circuits sit with the freeholder. If the electrician notices damage on the freeholder's side, such as at the meter position, report it to them in writing and keep a copy.

There are 35 listed buildings within 300 m of the centre of Bethnal Green. The Church of St John on Bethnal Green is grade I, the Bethnal Green Museum is grade II*, and Bethnal Green Library is grade II, with others on Paradise Row, Victoria Park Square and Old Ford Road. Listed status doesn't change the inspection, which needs no consent. It can change how remedial work is carried out, as new cable routes through historic fabric may need listed building consent. In a block, the meter cupboard is often locked, so arrange the key with the managing agent beforehand.

Parking

If parking is restricted near the property, tell us when you book and whether a visitor permit is available.

Licensing and landlord rules in Tower Hamlets

From Tower Hamlets Council's own pages, checked 13 October 2026.

Tower Hamlets licenses shared homes across the borough (additional HMO licensing, 1 April 2024 to 31 March 2029). Its selective licensing scheme for Weavers, Whitechapel and Spitalfields and Banglatown ended on 30 September 2026. The council says it is considering options for a new scheme, and licences already issued stay valid until they expire.

Around Bethnal Green, most addresses are in Bethnal Green West and Bethnal Green East wards. Tower Hamlets Council has no selective licensing, so a home let to a single household there doesn't need one. Ward boundaries don't follow postcodes, so check the exact address with the council.

Tower Hamlets asks for an electrical safety certificate with licence applications for flats and HMOs.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

All EICR prices

No. The £21.60 Central London fee only applies to EC and WC postcodes, W1, SE1 and SW1. E2 pays the standard price.

Do I need a licence to let a property in Tower Hamlets?

Only if it's shared. Smaller HMOs need an additional licence anywhere in Tower Hamlets until 31 March 2029. Selective licensing ended on 30 September 2026, so a single-household let no longer needs a new licence.

Tower Hamlets Council: check property licensingLandlord EICR guide

My Bethnal Green flat is in a block built between 1945 and 1972. Will an old consumer unit fail the EICR?

Not because of its age alone. The report codes what the electrician actually finds: C1 where danger is present, C2 where something is potentially dangerous, and C3 where improvement is recommended. An older unit in good condition, with adequate protection, can still give a satisfactory result. Only C1, C2 or FI items make the report unsatisfactory, and the remedial work or investigation is then due within 28 days or sooner.

How soon can you visit Bethnal Green?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
