What to expect from an EICR in the Olympic Park
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
In Mill Meads, the ONS area covering the Olympic Park, homes are small: 42% have one bedroom and 43% have two, against 21% and 31% across London. Council tax records date most of them to 2000 or later. Even within that period, installations differ. Wiring from about 2008 usually has wide RCD protection, and protection for lighting circuits arrived with the 2018 edition of the wiring regulations. A flat completed early in the period may therefore have it on its sockets only. The inspection still tests every circuit, and the report turns more on condition and later alterations.
Heating is where Mill Meads differs most from London. 41% of homes rely on electricity alone and 16% on communal or district heating, against 13% and 3% across London. A flat on a heat network usually has a heat interface unit in a cupboard, with a small electrical supply of its own. Electric-only flats put long-running loads on their circuits, from panel heaters, an immersion heater or both. The electrician checks those circuits at their connections and protective devices. Electric heating doesn't rule out gas in the building, so bonding is checked on any metal service pipe entering the flat.
In a block with fob entry or a concierge, access can take more arranging than the inspection itself. Besides the flat itself, the electrician has to test the supply to any heat interface unit, and that can be behind a locked cupboard door. Private renting is high, at 48% against 30% across London, so the person opening the door is often a tenant or an agent, and they need to know the visit is happening. There are no listed buildings within 300 m of Queen Elizabeth Olympic Park. The count covers only that radius, so a listed home elsewhere in E20 still needs its status checked before repairs are planned.
Booking a visit in the Olympic Park
Getting in
Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.
Tenants
If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.
Parking
If parking is restricted near the property, tell us when you book and whether a visitor permit is available.
Licensing and landlord rules in Newham
From Newham Council's own pages, checked 13 October 2026.
Newham licenses almost every privately rented home. Selective and additional licensing cover 22 of its 24 wards (all except Royal Victoria and Stratford Olympic Park), running to 31 May 2028 and 31 December 2027.
Around the Olympic Park, most addresses are in Stratford Olympic Park ward, which is outside the selective licensing area, so a home let to a single household there doesn't need a selective licence. Ward boundaries don't follow postcodes, so check the exact address with the council.
Newham states that an EICR is required every 5 years.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Olympic Park
How much does an EICR cost in the Olympic Park?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Do I need a licence to let a property in Newham?
Almost certainly, unless the home is in Royal Victoria or Stratford Olympic Park ward. Everywhere else in Newham, single-household lets need a selective licence and smaller shared homes need an additional licence.
Does the EICR cover the heat interface unit in my Olympic Park flat?
Only its electrical side. The EICR covers the wiring that feeds the heat interface unit and any room controls wired from the flat's consumer unit, with their protection and connections, including the unit's isolator or fused connection unit. The unit's pump, valves and heat meter are heating equipment that belongs to the heating network, which is usually maintained by the managing agent or heat supplier. If the unit's supply is in a locked cupboard, arrange access before the visit so it can be tested.
How soon can you visit the Olympic Park?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
