What to expect from an EICR in Bounds Green
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
In Bounds Green, 45% of homes are flats in purpose-built blocks, a little above London's 40%. Council tax records spread the rest across every period: 25% built before 1919, 22% from 1945 to 1972 and 15% since 2000. No one age sets the pattern, so the electrician arrives without a standard starting point. A house built before 1919 has almost certainly been rewired at least once, often a room at a time. A flat in a block from 1945 to 1972 may have newer cable but an older consumer unit. The inspection tests what is actually there, circuit by circuit.
Social renting stands out, at 30% of households against 23% across London. Blocks owned by a social landlord often contain flats sold on long leases, and some of those flats are now let privately. A leaseholder who lets is responsible for the EICR on the flat's own installation, starting at its meter and consumer unit. Stair lighting, door entry and other shared circuits sit with the freeholder, under a separate inspection. If you are unsure where your responsibility ends, the lease usually says which parts of the building's electrics belong to the flat.
Paperwork from earlier work makes the report more useful. If the consumer unit has been replaced, or a house was partly rewired, the certificates from that work show what changed. Keep them with the previous EICR, if there is one, and have both to hand on the day. In a block, find out whether the meter sits in a locked cupboard on the landing or in a ground-floor room. For a house, mention any loft conversion or extension, because each adds circuits the electrician needs to find and test.

Licensing and landlord rules in Haringey
From Haringey Council's own pages, checked 13 October 2026.
Haringey licenses shared homes across the borough until 16 June 2029, and single-household lets in 14 wards in the east and centre of the borough, including Tottenham, Seven Sisters, Harringay, Noel Park and Bounds Green, until 17 November 2027.
On the Haringey side of Bounds Green, addresses are mostly in Bounds Green ward, which is inside the selective licensing area, so a home let to a single household there generally needs a licence. Part of the area is in Enfield: New Southgate ward is inside Enfield's selective licensing area, so a single-household let there generally needs a Enfield licence. Ward boundaries don't follow postcodes, so check the exact address with the council.
Haringey asks for an EICR with licence applications.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Bounds Green
How much does an EICR cost in Bounds Green?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Do I need a licence to let a property in Haringey?
In the east and centre of the borough, yes. Selective licensing covers 14 Haringey wards until 17 November 2027, and shared homes need an additional licence anywhere in the borough.
My N11 address is on the Barnet or Enfield side: does the EICR rule change?
No. Every privately rented home in England needs an EICR at least every 5 years, whichever council the address is in. What changes is the council you deal with. If the report calls for remedial work, written confirmation that it is done goes to your tenant and to the council for your address, within 28 days of completion. N11 covers parts of Haringey, Barnet and Enfield, so check which council collects your council tax.
How soon can you visit Bounds Green?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
Will you test a garage, shed or garden room?
Yes, if it's supplied from the house's electrics. Tell us about it when you book so we allow the time, and it's included in the report with the rest of the installation.
