What to expect from an EICR in Turnpike Lane

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

This page uses figures for Wood Green South, a census neighbourhood of 2,870 households, where 70% of homes are flats. Council tax records give it an unusual age profile. Alongside the older housing, 34% of homes were built since 2000, against 18% across London, while the periods 1919 to 1939 and 1945 to 1972 account for just 2% each. So an EICR here usually starts from one of two very different installations. A building from before 1919 will have been rewired at least once. A newer one has younger wiring, though how much RCD protection it has depends on the year it was finished.

Older houses, whole or divided, make up much of the rest. Terraced houses account for 20% of homes, close to London's 21%, and flats in converted houses 19%, against 11%. A house rewired in stages can have kitchen or bathroom circuits from one decade beside bedroom circuits from another, sometimes on separate consumer units. The EICR tests them together and records the result circuit by circuit. Separately, council tax records date 19% of homes to 1973 to 1999, above London's 13%. Wiring of that age may still be original, with a consumer unit that has little or no RCD protection.

Paperwork from past work makes the visit easier. If the consumer unit has been changed, or a kitchen or bathroom rewired, keep the certificates for that work to hand. They don't replace the EICR, but they show the electrician what was done and when. For a flat built since 2000, the year it was finished helps as well, because it suggests which edition of the wiring rules applied. Private renting is above the London level, at 36% of households against 30%, and a privately rented home needs an EICR at least every 5 years, or sooner if the report says so.

Licensing and landlord rules in Haringey

From Haringey Council's own pages, checked 13 October 2026.

Haringey licenses shared homes across the borough until 16 June 2029, and single-household lets in 14 wards in the east and centre of the borough, including Tottenham, Seven Sisters, Harringay, Noel Park and Bounds Green, until 17 November 2027.

Around Turnpike Lane, most addresses are in Harringay, Noel Park and Hornsey wards. Harringay and Noel Park are inside the selective licensing area, so a home let to a single household there generally needs a licence; Hornsey is not. Ward boundaries don't follow postcodes, so check the exact address with the council.

Haringey asks for an EICR with licence applications.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Landlord EICR guide

My house near Turnpike Lane was rewired room by room. Does the EICR treat it as one installation?

Yes. The EICR covers the whole fixed installation, however many stages it was rewired in. The electrician inspects and tests the circuits from every stage, older and newer, and records where earthing, bonding or RCD protection falls short of the current standard, coding each point by risk. Because the report lists findings circuit by circuit, it shows clearly which parts of a staged rewire need work and which don't.

How soon can you visit Turnpike Lane?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.

Does an EICR for my flat cover the communal areas?

No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
