What to expect from an EICR in Finchley

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

In North Finchley, the census neighbourhood used for this page, 4,717 households live in a mix of flats and houses, with flats at 63%. Council tax records show older housing outweighing recent building: only 12% of homes date from 2000 or later, against 18% across London. A building from before 1919 has been through several rounds of electrical change, such as a rewire, a replacement consumer unit and extra circuits for a kitchen or bathroom. The EICR shows how well those rounds fit together, with particular attention to earthing, bonding and which circuits have RCD protection.

Flats here come in two forms, and each raises different practical points. In a purpose-built block, the consumer unit is usually in a hallway cupboard inside the flat, while the meter may be in a riser or a basement room. Flats in converted houses account for 17% of homes, against 11% across London. In one of those, each flat usually has its own meter and consumer unit, and a separate landlord supply serves the stairs and door entry. Knowing which kind you have lets the electrician arrive with access already arranged.

Private renting is well above the London level, at 46% of households against 30%. A flat refurbished between tenancies may have altered circuits: a replacement kitchen, an electric shower, extra sockets. Certificates from that work help the electrician see what was changed and by whom. Two listed buildings stand within 300 m of Finchley N12, one of them Christ Church, grade II. In a listed building the inspection needs no consent, but remedial work that alters historic fabric may need listed building consent.

Booking a visit in Finchley

Getting in

Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.

Tenants

If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.

Parking

If parking is restricted near the property, tell us when you book and whether a visitor permit is available.

Licensing and landlord rules in Barnet

From Barnet Council's own pages, checked 13 October 2026.

Barnet licenses shared homes across the borough until 27 October 2027. The council has proposed selective licensing for 10 wards, including Golders Green, Hendon, West Hendon, Colindale and Finchley Church End, but no selective scheme is in force yet.

Around Finchley, most addresses are in Woodhouse and West Finchley wards. Barnet Council has no selective licensing, so a home let to a single household there doesn't need one. Ward boundaries don't follow postcodes, so check the exact address with the council.

Barnet's licence conditions require a current electrical test certificate, less than 5 years old, on request.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Landlord EICR guide

My N12 flat is in a house built before 1919: will the EICR mean a full rewire?

Not necessarily. An EICR reports condition, and it does not assume a rewire because a building is old. Defects are coded C1 (danger present), C2 (potentially dangerous) or C3 (improvement recommended), with FI where further investigation is needed. Only C1, C2 and FI items need action, within 28 days or sooner. Many findings in older flats are put right with targeted remedial work rather than rewiring.

How soon can you visit Finchley?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
