What to expect from an EICR in Finchley
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
In Finchley Central, the ONS census area used here, no single building period dominates. Council tax records date 28% of homes to before 1919, 24% to 1945 to 1972 and 23% to between the wars, with 15% built since 2000. For an EICR, age is a starting clue rather than an answer. A flat in a block from 1945 to 1972 may have been rewired but kept an older consumer unit. A house from before 1919 may combine circuits from several rounds of work, and the joins between them get close attention.
Two very different kinds of home sit side by side. Nearly half are flats in purpose-built blocks, while detached houses make up 15% of homes, more than twice London's 6%. Terraced houses are just 4%, against 21% across London, and 30% of homes have four or more bedrooms. A large detached house means more circuits, perhaps a second consumer unit, and a longer inspection. A block flat raises access questions instead, about the meter room, the entry system and who holds which key.
Listed buildings are close by: 13 within 300 m of the centre of Finchley, one of them grade II*. That one is the Parish Church of St Mary. King Edward Hall, Christ's College and Pardes House School are all grade II. Living in or letting a listed home makes no difference to the inspection, which needs no consent and alters nothing. The difference comes afterwards. If the report leads to remedial work that disturbs historic fabric, listed building consent can be needed before the electrician starts.
Booking a visit in Finchley
Getting in
Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.
Tenants
If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.
Parking
If parking is restricted near the property, tell us when you book and whether a visitor permit is available.
Licensing and landlord rules in Barnet
From Barnet Council's own pages, checked 13 October 2026.
Barnet licenses shared homes across the borough until 27 October 2027. The council has proposed selective licensing for 10 wards, including Golders Green, Hendon, West Hendon, Colindale and Finchley Church End, but no selective scheme is in force yet.
Around Finchley, most addresses are in Finchley Church End and West Finchley wards. Barnet Council has no selective licensing, so a home let to a single household there doesn't need one. Ward boundaries don't follow postcodes, so check the exact address with the council.
Barnet's licence conditions require a current electrical test certificate, less than 5 years old, on request.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Finchley
How much does an EICR cost in Finchley?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Do I need a licence to let a property in Barnet?
Only if it's shared, for now. Smaller HMOs need an additional licence anywhere in Barnet until 27 October 2027. Selective licensing for 10 wards has been proposed but is not in force.
My flat is in a purpose-built block in Finchley: where will the electrician find the consumer unit?
Usually inside the flat, often in a hallway cupboard or above the front door. The meter is sometimes elsewhere, in a riser on the landing or a meter room on the ground floor. The electrician needs to reach both, so tell us if either is behind a locked door, and whether a concierge or managing agent holds the key. The inspection covers everything from your consumer unit onwards.
How soon can you visit Finchley?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
Does an EICR for my flat cover the communal areas?
No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
