What to expect from an EICR in Islington
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. The neighbourhood data provides context; it cannot establish the condition of an individual property.
Angel is the census neighbourhood behind this page's figures, and three quarters of its homes, 75%, are flats. Council tax records for the same area show two very different groups of buildings. 57% of homes date from before 1919, while 26% were built since 2000, above London's 18%. The older homes have usually been rewired more than once, often in stages, which leaves circuits of different ages on one installation. The newer flats usually have wide RCD protection, so their EICR centres on condition and on later alterations. Each report judges the installation as it actually stands.
Listed status is a real question here. There are 65 within 300 m of the centre of Islington, one of them grade II*. Grade II examples include the Church of St Mary and The King's Head Public House, and listed buildings stand on Upper Street, Essex Road, Colebrooke Row and Camden Passage. Flats above shops or in other converted buildings make up 8% of homes, against 3% across London. A flat over a business usually has its own meter and consumer unit, and the EICR covers the flat's installation, not the shop's.
Heating deserves a mention as well. 19% of homes rely on electricity alone, against 13% across London. Storage heaters often run on a separate off-peak circuit, and panel heaters draw heavy current for long periods, so the electrician checks the cables, connections and protective devices that feed them. For a flat over a shop or office, the meter may sit inside the business's own space. If so, access on the day can depend on the business, so it helps to agree that before the visit.

Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.

If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.
Parking
If parking is restricted near the property, tell us when you book and whether a visitor permit is available.
Licensing and landlord rules in Islington
From Islington Council's own pages, checked 13 October 2026.
Islington licenses shared homes across the borough (additional HMO licensing, 1 February 2026 to 31 January 2031) and single-household lets in Finsbury Park, Tollington and Hillrise wards. From 23 November 2026, selective licensing extends to Barnsbury, Caledonian, Tufnell Park, Mildmay, Highbury, Junction and Laycock.
Around Islington, most addresses are in Barnsbury, St Mary's & St James' and St Peter's & Canalside wards, all outside the selective licensing area, so a home let to a single household there doesn't need a selective licence. From 23 November 2026, Barnsbury ward joins the selective licensing area. Ward boundaries don't follow postcodes, so check the exact address with the council.
Islington lists an EICR among the documents you need to apply for a licence.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

How much does an EICR cost in Islington?

Do I need a licence to let a property in Islington?

Islington Council: check property licensingLandlord EICR guide
My Islington flat is in a listed building. Will the electrician need to lift floorboards?
Usually not. An EICR is a non-invasive inspection: the electrician examines the installation and tests it at the consumer unit, sockets, switches and fittings, so it needs no listed building consent. Consent can come in later, if the report leads to remedial work that alters historic fabric, such as a new cable route or a moved consumer unit. Check that with the council before any of that work starts.
How soon can you visit Islington?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
Does an EICR for my flat cover the communal areas?
No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
