What to expect from an EICR in Barons Court

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

Barons Court is almost entirely older buildings. Council tax records date 91% of homes to before 1919, and only 1% to 2000 or later. So almost every EICR here is on wiring renewed inside an old building, often in parts. That leaves circuits of different ages and standards side by side. The inspection checks how each circuit is protected and records where RCD protection, earthing or main bonding has not kept pace with the newer work. Each shortfall is coded by risk, so the report shows what needs doing first.

Converted houses supply 35% of homes, more than three times London's 11%. Private renting is also high: 50% of households, against 30% across London, and one-bedroom homes make up 41%. In a house split into small flats, each flat usually has its own meter and consumer unit, often in a hall cupboard or by the front door. The landlord supply for the shared stairs and door entry is the freeholder's to keep safe and should be inspected too. If you own the whole house, booking every flat and that supply together saves repeat visits.

Six listed buildings stand within 300 m of Barons Court, including Barons Court Underground Station, grade II. Listing affects remedial work rather than the inspection. In a converted house, the meters are often grouped in the hall, so find out which is yours before the visit. Some tests need the power off for short spells. With 50% of households renting privately, it pays to book the next inspection before the report reaches 5 years, ideally between tenancies, when every room is easy to reach.

Parking

If parking is restricted near the property, tell us when you book and whether a visitor permit is available.

Licensing and landlord rules in Hammersmith and Fulham

From Hammersmith and Fulham Council's own pages, checked 13 October 2026.

Hammersmith and Fulham licenses shared homes across the borough and, unusually, single-household lets on 24 named streets, including King Street, Goldhawk Road, Uxbridge Road, Shepherd's Bush Road, Fulham Road and North End Road. Both schemes run to 4 June 2027.

On the selective licensing streets, H&F requires an EICR no more than 5 years old at the start of each tenancy.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Do I need a licence to let a property in Hammersmith and Fulham?

Landlord EICR guide

My Barons Court flat has been rewired. Why might the EICR still raise earthing or bonding?

Because they are separate from the circuits. A rewire replaces cables and often the consumer unit, but the earthing arrangement and the main bonding to gas and water pipes can be left as they were, or disturbed by later plumbing work. The report records where earthing or bonding falls short of the current standard and codes each point by risk. Keep the rewire certificate to hand, as it shows what was and was not included.

How soon can you visit Barons Court?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
